Position Overview: We are seeking a highly skilled and experienced Lead Multifamily Superintendent to oversee the construction of large multifamily residential projects, specifically apartment complexes of 150 units or more. The ideal candidate will have at least 5 years of experience as the primary superintendent on similar large-scale projects, with expertise in garden style and wrap construction methods. A strong track record of delivering projects on time, within budget, and to the highest standards of quality is essential.

Key Responsibilities:

• Lead and manage all on-site construction activities for multifamily projects.
• Ensure compliance with project plans, specifications, and schedules.
• Coordinate and supervise subcontractors, vendors, and on-site personnel.
• Maintain a safe and organized job site, adhering to all safety regulations and protocols.
• Monitor project progress, identify potential issues, and implement solutions to keep the project on track.
• Communicate effectively with project stakeholders, including clients, architects, engineers, and internal team members.
• Conduct regular site meetings to discuss project status, updates, and any changes.
• Oversee quality control processes to ensure the highest standards of construction.
• Manage project documentation, including daily reports, schedules, and change orders.

Qualifications:

• Minimum of 5 years of experience as the primary superintendent on large-scale multifamily construction projects (150 units or more).
• Proven ability to manage large-scale multifamily construction projects from start to finish.
• Expertise in garden style and wrap construction methods.
• Strong knowledge of construction methods, materials, and regulations.
• Excellent leadership, communication, and organizational skills.
• Ability to read and interpret blueprints, plans, and specifications.
• Proficiency in construction management software and tools.
• Commitment to safety and quality.
• Ability to solve problems and make decisions under pressure.
