Position Overview:Front Door St. Louis is seeking a skilled and reliable Apartment Maintenance Technician to join our team. The Maintenance Technician will be responsible for maintaining the overall appearance and functionality of our apartment community by performing repairs, conducting preventative maintenance, and responding to maintenance requests from residents. This role requires a proactive approach to ensure the community remains a safe, comfortable, and attractive place for all residents.

Key Responsibilities:

  • General Maintenance:

    • Perform routine maintenance tasks such as plumbing, electrical, HVAC, carpentry, and appliance repairs.
    • Respond to maintenance requests in a timely manner, ensuring minimal disruption to residents.
    • Troubleshoot and diagnose issues, providing efficient and effective solutions.
    • Conduct regular inspections of the property to identify and address maintenance needs.

  • Preventative Maintenance:

    • Implement and follow a preventative maintenance schedule to extend the life of property assets.
    • Perform seasonal maintenance tasks, such as HVAC filter changes, gutter cleaning, and winterizing the property.
    • Maintain maintenance logs and records of all repairs and service work completed.

  • Apartment Turnovers:

    • Prepare vacant units for new residents by completing repairs, painting, cleaning, and any necessary upgrades.
    • Ensure all units meet company standards for cleanliness and functionality before new residents move in.
    • Coordinate with leasing staff to ensure timely turnovers.

  • Safety and Compliance:

    • Adhere to all safety protocols and procedures to ensure a safe working environment for staff and residents.
    • Ensure all repairs and maintenance work comply with local building codes and regulations.
    • Maintain proper inventory of maintenance supplies and tools, ordering new stock as needed.

  • Customer Service:

    • Interact professionally and courteously with residents, addressing their concerns and requests promptly.
    • Communicate effectively with property management and leasing staff regarding maintenance issues and updates.
    • Participate in on-call rotation to handle after-hours emergency maintenance requests.

Qualifications:

  • High school diploma or equivalent; technical training or certifications in maintenance-related fields preferred.
  • Proven experience as a maintenance technician, preferably in a residential or multi-family housing setting.
  • Strong knowledge of HVAC, plumbing, electrical, and general maintenance skills.
  • Ability to read and interpret technical manuals, blueprints, and diagrams.
  • Excellent problem-solving skills and attention to detail.
  • Ability to work independently and manage time effectively.
  • Valid driver’s license and reliable transportation.
  • Physical ability to lift heavy objects, climb ladders, and perform manual labor as required.
