LOOKING FOR EXPERIENCED TECHNICIANS ONLY

$1,000 SIGN-ON BONUS ($500 paid at 6 months and $500 paid at one year)

Handles service requests for repairs and improvements of residential & commercial properties. Ideal candidates are positive, energetic, personable, and team players. You should be a creative problem solver who is attentive to details, managed your time well and learns quickly. Your role is crucial to tenant retention rates, lease renewals, overall resident happiness and owner happiness.

Job Tasks & Responsibilities:

  • Reports to office every morning to receive day’s assignments.
  • Gathers keys and necessary supplies to complete assignments.
  • May travel to hardware store to purchase additional supplies.
  • May travel to various property locations each day.
  • Completes assigned work orders, as well as routine upkeep on the property by diagnosing the source or cause of the defect or problem, and making repairs in accordance with established policies, procedures, safety standards, and code requirements.
  • Completes the “make-ready” process to prepare vacant apartments or homes for leasing and new move-ins by completing the work as dictated by the maintenance supervisor
  • Inspects all completed work to ensure it meets company standards.
  • When jobs are completed the area that was serviced will be clean and free of any work related debris.
  • Completes documentation and other paperwork in timely, accurate, and complete fashion so that work orders can be documented and tracked. This includes work orders, receipts, invoices, timesheet, and mileage log.
  • Assists in maintaining the grounds and common areas by picking up trash and debris.
  • Supports using working hours to be as efficient as possible for the benefit of property owners. Working hard and finishing jobs in timely manner are critical.
  • Supports cost-cutting and expense control programs by not being wasteful with materials and supplies, and practicing the correct use for tools and equipment.
  • Complies with safety policies by attending and participating in routine safety meetings, completing required training on OSHA and other safety related laws and requirements, and by reporting accidents and incidents promptly and accurately.
  • Demonstrates customer service skills by treating tenants and others with respect, responding sensitively to complaints about maintenance services, and completing assigned work orders with efficiency and urgency. Discusses status of repair work with tenant and/or leaves them a detailed note explaining repair status.
  • Maintains contact with office if any follow-up needed.
  • Identifies areas of improvement and offers suggestions and recommendations to improve efficiency and productivity.
  • Keeps abreast of current changes in technology, processes, and standards within the industry by attending training classes, research and/or subscribing to the internet or other professional publications.
  • Ability to keep sensitive information highly confidential at all times.
  • Handles emergency calls, as scheduled.
  • Carry cell phone.
  • Other duties as assigned or requested.

Education and Experience Requirements:

Two or more years of hands on experience and/or technical school graduate.

Skills in the following areas:

  • Carpentry
  • Drywall and Texture
  • Tile
  • Lock Replacements
  • Plumbing
  • Appliances
  • Electricity
  • Painting
  • HVAC
  • Knowledge of general household maintenance.

Must provide own hand tools, power tools, mechanical equipment and measuring devices and be knowledgeable of hand tools, power tools, troubleshooting, practices, and procedures.

Must own and be willing to use personal vehicle (mileage reimbursed $0.67/ mile)

Verbal & written communications skills including basic record keeping.

Must be able to work flexible work schedule, which includes taking “on call” during evenings, weekends, and holidays.

Personal Characteristics:

  • Must pass detailed background check and drug test.
  • Must possess a valid driver’s license with an acceptable driving record and proof of automobile insurance with minimal coverage of $100,000.00.
  • Must provide a valid social security number.

Physical Requirements:

  • This is a position which requires frequent walking, standing and climbing of stairs in/around homes and apartments. Must also have ability to operate computer equipment, speak, hear, bend, stoop, reach, lift, use a ladder, shovel snow and move and carry up to 25 lbs. independently and 50 lbs. with assistance.
  • Must possess strength, stamina, and mobility to perform heavy physical work.
  • Must be able to work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet)
  • Will have frequent exposure to outside elements where temperature, weather, odors, and/or landscape which may be unpleasant and/or hazardous.
  • Finger dexterity is necessary.
  • Travel between properties is required.

HOURS:

  • Negotiable (open to 7:30am-3:30pm or even 9:00am-5:00pm) Monday thru Friday
  • Rotating on-call weeks (Friday to Thursday). Paid on call bonus of $250 after each on call week.
