Key Responsibilities:
Project Planning & Management:
- Develop comprehensive project schedules with key milestones.
- Organize and oversee construction activities to meet project specifications and deadlines.
Superintendent Duties:
- Oversee daily on-site construction, ensuring safety and quality standards.
- Monitor progress and address potential delays or issues proactively.
Estimating Duties:
- Provide accurate project estimates through detailed scope and code analysis.
- Identify cost savings and efficiency improvements.
Financial Management:
- Manage Schedule of Values, ensuring accurate cost tracking and budget adherence.
Subcontractor & Supplier Coordination:
- Vet and secure subcontractors and suppliers, ensuring quality standards.
- Manage subcontractor contracts and bonding information.
Communication & Reporting:
- Provide regular updates to upper management on project status and budget.
- Foster collaboration with the Fletco Team and external partners.
Additional Duties:
- Plan, budget, and identify necessary resources.
- Maintain subcontractor schedules and accountability.
- Validate and coordinate change orders.
- Negotiate pricing with trades and suppliers.
- Manage project accounting functions and minimize risks.
- Maintain positive relationships with stakeholders.
- Ensure customer satisfaction and effective communication.
- Ensure 100% safety compliance.
- Maintain organized and well-maintained job sites.
- Complete and report project documents promptly.
Required Qualifications:
- Proven experience managing custom luxury home projects.
- Strong skills in superintendent, project management, and estimating duties.
- Ability to commute daily to Mason, Texas.
- Excellent communication, organizational, and project management skills.
- Proficiency in building code analysis and financial management.
- Effective coordination and management of subcontractors and suppliers.
- Strong problem-solving skills and attention to detail.
Preferred Qualifications:
- Bachelor’s degree in construction management or relevant experience.
- Minimum of 5 years in estimating materials and managing construction projects.
- Proficiency in Microsoft Office, Excel, Sage 100, and Procore.
- Strong knowledge of construction contracts and safety standards.
- Excellent time management and organizational skills.
- Ability to handle daily pressure and work independently.
