Firstly, thanks for looking at this job posting. We are seeking a maintenance man / handyman to join our team. I've historically handled most of these duties and am getting too busy to continue doing so. You'll be providing maintenance and handyman services at a small apartment building and some commercial properties. You'll be working and communicating directly with the owner most of the time.

I'd love to have someone who can handle nearly everything, but realize this is a very broad skill set. I can provide some training for the right candidate, but need you to be able to mostly hit the ground running. The pay range is broad because the skill set is broad. The more you can do, the more $$$ you'll make :). Your time will be split between three locations in the OKC metro - NW 36th & May Ave, NW 10th & Rockwell, and, potentially, Mustang, OK (Hwy 152 & Mustang Rd).

An ability to plan ahead is very helpful in this job role because your tasks vary so much, failing to plan a few days ahead can have you running around for parts all day instead of actually working on the project. For example, a make-ready and light remodel for next week will require counter-top measurements, ordering countertops, light fixtures, plumbing fixtures, kitchen sink, bathroom sink, sink strain baskets, flooring, glue for flooring, enough paint on hand or does some need ordered, window blinds measurements, purchase window blinds from Lowes (to match the other blinds in the building), new door knob and deadbolt set, drywall on hand to remove windows that look into the hallway, 2x4 for framing on the removed interior window, etc, etc, etc. Of course, I'm hear to help you be successful, but I know that some folks are better at thinking ahead than others.

Responsibilities:

  • 24-Unit Apartment Building
    • Make ready's on vacant units to include painting, cleaning, drywall repairs, etc
    • Occasional remodel work to include pulling carpet, laying new flooring, replacing light fixtures, replacing hardware (door knobs, etc)
    • Maintenance & Repairs - This includes hot water heaters, thermostats, plumbing fixtures and backups, HVAC contactor, HVAC condenser fan motors, repairing damaged door jambs, exterior siding, etc.
  • 13-Unit Commercial Complex - Essentially, this is thirteen bare bones metal shops.
    • Replacing old light fixtures with LED light fixtures
    • Replacing metal panels (R panel) on exterior and/or roof
    • Light plumbing work
    • There is a water well on this property that could require occasional work.
  • Troubleshoot the repair quickly and accurately.
  • Purchase the required parts at local suppliers (through accounts or company credit card)
  • Rebuilding pressure washers and other car wash specific items.
  • Maintain a clean and a safe work space
  • Perform other duties, as assigned
  • Larger projects will occasionally be undertaken. Examples of this are replacing siding on the apartment building, larger paint projects, replacing windows, etc, etc, etc.
