Summary: The Director of Studio Solutions reports to the VP, Studio Operations & Facilities, and is responsible for supervising Sylmar Studios’ entire Los Angeles entertainment property portfolio. Main responsibility is to ensure proper operation, repair and maintenance of the facilities; and to ensure an unrivaled service and facility experience for Sylmar Studios’ tenants and clients.

Duties and Responsibilities:
Workflow Oversight

  • Set priorities, schedule and assign work generated from both work orders and facility maintenance and repair requirements.
  • Delegate, oversee and participate in activities performed by Engineering and Maintenance teams.
  • Design and supervise a robust preventative maintenance program.
  • Responsible for any approved client requested TI projects.
  • Must be available for unforeseen and emergency situations.
  • Track and respond to all client requests via approved work tickets.
  • Performs quality inspections to ensure that work is either progressing or completed satisfactorily and according to all building codes and government regulations.
  • Supervises high-level housekeeping practices as it relates to Central Plant, Command Center and workshop.
  • Ensures third party vendor services are in compliance with Sylmar Studios standards.

Budget/Administration

  • Assists in development of the Studio Solutions annual budget and manages it throughout the year.
  • Provides cost effective work estimates and tracks to budget with accurate progress and production reports. When outsourced, obtains multiple proposals.
  • Cost effectively oversees the procurement and storage of materials; accurately allocates, tracks and maintains inventory.
  • Determines whether project requires Studio Solutions team participation or to engage external vendors, and, when appropriate, identifies and hires qualified and cost-effective vendors.
  • Evaluates and negotiates contractor agreements.
  • Assures that work progress, as well as labor and material project costs, are accurately captured on Sylmar Studios tracking system.
  • Maintain a current an accurate inventory of studio building and utility systems plans.

Skills and Qualifications

  • College degree preferred. A minimum of 7 years managing a facilities/construction/engineering team, preferably within a studio context.
  • Must be results oriented with excellent project management skills.
  • Demonstrable ability to read building plans.
  • Must have Valid California Driver’s License and ability to be insured in accordance with Sylmar Studios insurance requirements.
  • Must be able to pass forklift certification, respirator, harness and lift training.
  • Working knowledge of applicable safety and security regulations.
  • Solid background in construction: including but not limited to a well-rounded knowledge of carpentry, plumbing, electrical systems, HVAC systems, roofing, street maintenance and repair, fire suppression, etc.
  • Familiarity with current and emerging building management system software and operations.
  • Familiarity with new and old technologies and systems pertaining to work management, building design and facility operations.
  • Must have understanding of building requirements, codes and safe construction conduct. and local and gov’t regulations that apply to facility, buildings, and systems.
  • In-depth experience/resources to work with 3rd party providers/vendors.
  • Able to evaluate and negotiate contractor agreements.
  • Proven track record of interacting w/ contractors, architects, designers, and gov’t officials (i.e., CC Building and Safety and FD, OSHA, etc.).
  • Outstanding supervisory and administrative skills. Must lead by example and be an effective manager, motivator and coach.
  • Must be able to work under pressure in a fast-paced, deadline driven, ever-changing, and client-centric environment.
  • Must be able to communicate competently, understand the client/employee requirements, and capably answer and respond in a professional manner.
  • Must be a team player and possess excellent interpersonal skills.
  • Ability to make sound judgment calls.
  • Must be proficient in Microsoft Office and any other software relevant to facilities management. Familiarity with AutoCAD a plus.
  • Possess track record of finding cost effective solutions to facility system problems.
  • Experience working in a multi-tenant environment.

Physical Requirements and Exposures

Employee is occasionally required to sit, climb or balance. Frequently required to walk, stoop, kneel, crouch, or crawl. Regularly required to stand; use hand to finger, handle, or feel; reach with hands and arms; talk or hear; and taste or smell.
• Visual Demands: Near Acuity – Clarity of vision at 20 inches or less. Far Acuity – Clarity of vision at 20 feet or more. Depth Perception – Three-dimensional vision. Ability to judge distances and spatial relationships so as to see objects where and as they actually are. Field of Vision – Observing an area that can be seen up and down or to the right and left, while eyes are fixed on a given point.
• Exposures: The work environment characteristics described here are representative of those an employee encounters while performing the essential functions of this job. Employee is occasionally required to perform duties outdoors in varied weather conditions; and is frequently required to endure vibrations from tools or equipment. The noise level in the work environment is usually loud.
