ASSISTANT PROPERTY MANAGER & LEASING CONSULTANT

A privately held property management company that focuses on multi-family real estate investments and management is currently seeking a Leasing Consultant & ASSISTANT PROPERTY MANAGER in South Austin.

As the Leasing Consultant is responsible for greeting potential and current residents, lead follow-up, tours, closing the sale, lease preparation, move-in inspections and participating in outreach marketing activities. This position requires the ability to communicate effectively with residents, prospects and vendors, and to present a positive, professional image. In addition the position requires the following: No experience required.

The Assistant Property Manager will assist the Lead Property Manager with the daily operations of the community. The position requires excellent skills in the management and motivation of people, the ability to communicate effectively with residents, prospects and vendors and to present a positive, professional image. In addition the position requires the following:

 

LEASING CONSULTANT ROLE:

 

• Maintains a detailed knowledge of the property, amenities and community.

• Provides a daily inspection of show apartments and model appearance.

• Showing apartments and answering potential residents questions

• Prepares and assists with all leasing paperwork.

• Process applications for approvals (credit check, rental history, etc.)

• Assist in monitoring renewals and distribute and follow-up on renewal notices.

• Participate in outreach marketing activities to obtain traffic.

• Maintains an acceptable closing ratio in order to obtain optimum occupancy.

• Collects and secures rental payments.

• Inputs daily traffic information.

• Use customer service skills to take requests, complaints, comments, and resolve them quickly.

• Maintain accurate records of information pertaining to current and prospective tenants.

• Knowledge of Fair Housing laws regulations concerning apartment leasing and management.

• Display excellent customer service at all times.

• May be required to perform or assist in special projects or activities as needed.

 

ASSISTANT PROPERTY MANAGER ROLE

• Responsible for maintaining the physical and financial integrity of the property and maximizing the returns from the property in accordance with the owner's objectives including leasing, collections, resident service, maintenance, reporting, and safety and legal compliance;

• Solid understanding of sales and marketing concepts and the ability to develop, implement and evaluate marketing plans to meet operational goals;

• Responsible for training and developing of all assigned personnel;

• Maximize income, control expenditures and maintain financial objectives to meet pre-determined budgetary goals.

• Attend to the needs of residents, potential residents, and associates in a manner utilizing advanced skills in customer service to ensure that both the internal and external customers are treated with respect, have their concerns properly addressed in a timely manner, and are given proper information regarding policies, procedures, and practices.

• Sound knowledge of on-site maintenance requirements including experience with vendors and contractors.

 

QUALIFICATIONS:

 

• 3+ years management experience in a multi-family property management

• Experience with budgets and operating expenses

• Strong customer service, interpersonal and supervisory skills

• Excellent verbal and written communication skills

• Strong customer service and sales mentality

• Strong organization skills

• Computer skills

• Team Player
