We are searching for a Residential Construction Superintendent for a local custom home builder in the Jacksonville area. You will be responsible for managing the subcontractors, vendors and suppliers and coordinating with company personnel and the homebuyers to ensure successful deliverables.

Here’s what you’ll bring:

  • Minimum 5 years residential construction related experience as a superintendent

  • Valid FL driver’s license

  • HS diploma or equivalent

  • Florida CBC, CRC or CGC license preferred

 

Here’s what you’ll do:

Ensure safety:

  • Report unsafe jobsite conditions and injuries

  • Promoti safety by following company policy and setting a good example

  • Recommend safety improvements

  • Coordinate safety meetings, and following company incident reporting procedures

Leadership:

  • Set an example for colleagues and direct reports.

  • Adhere to objectives and directives and maintain effective communication with sales staff. They

  • Uphold company policies

  • Train and mentor assistant builders.

Scheduling:

  • Works diligently to oversee the construction of homes on time and per schedule

  • Coordinates and monitors critical dates, i.e. permit dates, corporate inspection dates, closing dates 3) Works with proper off-site management personnel to resolve problems, as determined by the Builder 4) Works to continuously reduce the cycle times

Subcontractor Relationships:

  • Manages subcontractors, vendors, and suppliers

  • Oversees quality control

  • Ensures job sites are ready for subs and reviews plans with trades.

  • Controls costs through negotiating labor variance purchase orders

  • Ensure subcontractors to complete jobs efficiently, adhering to quality standards and safety regulations

  • Brings subcontractors/vendors back to complete unfinished work or warranty obligations

  • Holds trades accountable for maintaining schedules, scopes of work, and minimum construction standards

Quality/Cost Control:

  • Keeps up-to-date on product knowledge

  • Protects finish and stored materials

  • Monitors waste, theft, and material returns

  • Establishes clear expectations with subcontractors and vendors

  • Monitors engineering for mistakes and addresses them promptly

  • Reports plan mistakes to the team

  • Works with warranty claims to address them promptly and satisfactorily

  • Maintains a clean job site

Customer Relationships:

  • Provide excellent customer service by meeting and exceeding customer expectations focusing on achieving 100% Customer Satisfaction

  • Conducts Builder-homebuyer meetings as required, i.e. effective pre-construction and progress meeting properly documented

  • Reviews and follows contract documents and all appropriate paperwork associated with each individual home

  • Establishes strong communication relationships with homebuyers and communicates on regular basis with homebuyers

  • Returns customer phone calls, e-mails promptly

  • Reviews carefully warranty and maintenance responsibilities with homebuyers
