The Operations Manager is an exempt management position, under the direction of the Community Manager (CM). Directly oversees, coordinates, and administers a wide range of operational activities in direct support of day-to-day operations including road repair projects. Directly supports the Community Manager in all matters relating to infrastructure, budget/finance, stormwater maintenance/repair, compliance, and membership services.

Knowledge, Skills, and Abilities

  • Management liaison and integral member of the POA Infrastructure Committee.
  • Ability to provide precise communication to decision-makers and residents relating to all infrastructure-related matters in an efficient, timely, and professional manner (verbal and written).
  • Direct oversight of road slab and curb repairs, surface water, and stormwater drainage management in collaboration with association leadership and policy.
  • Develop budget projections for areas of direct responsibility.
  • Prepare requirements related to the bidding of contracts, solicit qualified bidders, and supervise contract work, while involving the Community Manager as directed.
  • Serve as a backup contact for urgent issues that arise after normal business hours.
  • In the event of a snow or inclement weather emergency, may be required to be on-site to coordinate the activities of the snow removal/road treatment contracted services.

Qualifications

Essential Physical Requirements

  • Driving a vehicle
  • Picking up a minimum of 25 pounds
  • Navigating uneven terrain (walking) in varying weather conditions

Education and Experience

  • Bachelor's degree or technical degree in a building/engineering trade or equivalent experience preferred.
  • CMCA, AMS, or higher designation preferred.
  • 5+ years of experience in project management, infrastructure maintenance, and administration services preferred.
  • Positive, innovative approach to problem-solving.
  • Ability to work independently and as a team member.
  • Ability to work in an organized, efficient manner with a high level of accuracy, attention to detail, and follow-through.
  • Ability to exercise sound judgment and discretion.
  • Must be able to set priorities and ability to cope with competing demands.
  • Excellent time-management and general organization skills.

The POA office is located at 10134 Governors Drive. The normal business hours are 8:00 a.m. to 5:00 p.m. Monday through Thursday and Friday from 8:00 a.m. to 12:00 p.m.
