General Responsibilities

Ensure the proper upkeep of all outside public areas; Assist in other types of maintenance, when necessary; work closely with other maintenance workers. Maintain cordial and professional relationship with contract laborers working on grounds.

Essential Duties

1. Ensure that all grounds, unit entrances and rears are kept clean and free of any and all litter;
2. Transport bulk items to Roll-Off dumpsite as required;
3. Trash out vacant units when required and assist in eviction services;
4. Clean all outside public areas to include parking lots, exterior pest extermination and garden upkeep (watering);
5. Lawn mowing, trimming and fertilizing grounds;
6. Where directed, the pruning, removal and replacement of trees and shrubs;
7. Daily painting of exterior curb, hand rails, window well covers, trash dumpster bins and playground boxes;
8. Daily removal of sectional graffiti;
9. To be present at all times during inclement weather conditions;
10. Removal of snow from walkways, steps, etc. and apply ice melt compounds;
11. Wear uniform during work hours;
12. Friendly, helpful and considerate to all residents;
13. Report all unusual circumstances such as vandalism, vacant unit break-in, broken windows, damaged gutters or vinyl siding to the Maintenance Supervisor or Office Staff;
14. Maintain the upkeep of grounds equipment;
15. Storage to be kept clean, organized and orderly;
16. Good Safety habits;
17. Perform janitorial duties, when assigned;
18. Perform any other duties that may be assigned by Maintenance Supervisor, Property Manager and Grounds Foreman.
