As the Director of Land Development, you will play a crucial role in overseeing the entire land development process, guiding projects from concept to construction. Your expertise will be pivotal in ensuring timely execution within budgetary constraints and adherence to our quality standards. This role requires a proactive, adaptable leader who thrives in a dynamic environment.

  • You effectively aid in land acquisition efforts by sourcing land, assisting in entitlements, and finding creative solutions to land constraint issues.
  • You have experience in the establishment of homeowner associations (HOAs), including Covenants, conditions, and restrictions (CC&Rs), ensuring a seamless transition of the HOA to residents’ control at the end of a project.
  • You're a self-starter, capable of thriving in a fast-paced, constantly evolving environment.
  • You're flexible and adaptable to the needs of the team and willing to take on tasks outside of your primary role.


Key Responsibilities:

  • Strategic Community Development:
    • Spearhead the timely and budget-conscious opening of new communities, overseeing the entire process from tentative tract map to the turnover of finished lots for homebuilding operations.
  • Land Development Expertise:
    • Demonstrate a profound understanding of Tentative Maps, Final Maps, Soils Conditions, Dry Utility Design, and Civil Improvement Drawings.
    • Navigate government approval processes crucial for obtaining preliminary approvals and construction permits essential for residential infrastructure construction.
  • Financial Stewardship:
    • Hold ultimate responsibility for all land development budgets and schedules, from initial preparation during feasibility to ongoing maintenance throughout community development.
    • Work collaboratively with the Corporate Land Committee for the submission and approval of land development budgets.
  • Project Evaluation and Management:
    • Collaborate with Land Acquisition to assess survey/title issues and evaluate the technical and financial feasibility of potential projects.
    • Manage the preparation of joint development agreements (JDA’s), municipal agreements, easements, licenses, and approvals necessary for successful land deals.
  • Technical Oversight:
    • Oversee the preparation and verification of site development budgets, tentative/final maps, and improvement drawings.
    • Review engineering estimates, collaborating directly with engineers and municipalities during the design and processing of civil plans.
  • Contract Negotiations:
    • Lead the negotiation of contracts for services provided by land development contractors, covering grading, wet utilities, dry utilities, streets, curb and gutter, sidewalks, and landscaping.
  • Consultant Coordination:
    • Supervise and coordinate with external consultants, including civil engineering, landscape architecture, dry utilities, and soils engineering, for the preparation of required construction applications.
  • Collaborative Planning:
    • Coordinate with vertical, architecture, and purchasing teams on lot fit, utility locations, and access for sales and production start.
    • Formulate effective land use plans in alignment with project goals.
  • HOA Creation and Management:
    • Oversee the preparation and creation of Homeowners Associations (HOAs), including Covenants, Conditions & Restrictions (CCRs) and related documents.
    • Act as a liaison and board member for HOAs as needed.
  • Leadership and Oversight:
    • Direct the Land Development Department, ensuring smooth operations, adherence to budgets, staff development, and effective oversight.
    • Monitor financial information for each phase of development and manage profit and loss operations.
  • Customer Engagement:
    • Respond promptly to customer concerns and needs, ensuring a positive experience throughout the development process.

The ideal candidate would possess the following qualifications:

  • A degree in Civil Engineering, Architecture, Construction Management, Planning or similar field (or commensurate experience)
  • At least five years of experience in Land Development within Residential Construction
  • Prior experience in Construction Management a plus
  • Strong organization, effective time management skills, and the ability to work well under pressure
  • Ability to analyze and interpret financial reports, legal documents, and construction plans
  • Experience with Microsoft Office, project and data management software
  • Strong interpersonal and communication skills


Considerations will be given to candidates who lack all qualifications but have demonstrated success in executing residential lot developments in a structured, high volume land development environment and processes the relevant technical knowledge.
