Director of Property Management

RE/MAX Advantage is seeking an experienced and dynamic Director of Property Management to lead our property management division in Colorado Springs, Colorado. The ideal candidate will possess extensive experience in residential property management and demonstrate proficiency in using Appfolio or similar property management software. This role is crucial for overseeing and executing the strategic and operational aspects of our property management services, ensuring high standards of service delivery, compliance, and client satisfaction.
Key Responsibilities:
- Leadership and Strategy: Develop and implement strategic plans for the property management division in alignment with company goals. Provide leadership and direction to the property management team.
- Team Management: Recruit, train, and manage property managers and support staff. Foster a positive and productive work environment.
- Operational Oversight: Oversee and execute the day-to-day operations of the property management division, ensuring efficient and effective management of all properties.
- Leasing: Manage the leasing process from start to finish, including advertising vacancies, showing properties, screening tenants, and executing lease agreements.
- Maintenance: Coordinate and manage property maintenance and repairs, ensuring all work is completed in a timely and cost-effective manner.
- Client Relations: Maintain strong relationships with property owners, addressing their concerns and providing regular updates on property performance.
- Tenant Relations: Ensure high levels of tenant satisfaction through effective communication, prompt resolution of issues, and maintenance of quality living conditions.
- Financial Management: Oversee budgeting, trust accounting, financial reporting, and the overall financial health of the property management division. Ensure timely rent collection and expense management.
- Compliance: Ensure compliance with all local, state, and federal regulations, including Fair Housing laws. Stay updated on changes in legislation affecting property management and implement changes to policies, procedures and agreements as required.
- Appfolio Management: Optimize the use of Appfolio property management software for operations, reporting, and communication. Train staff on best practices and new features.
- Business Development: Identify opportunities for growth within the property management division. Develop and implement strategies and marketing to attract new clients and retain existing ones.
- Reporting: Provide regular reports to the President/Owner on the performance of the property management division, including financials, occupancy rates, and operational metrics.
- Adjustments: The company reserves the right to add or change duties at any time.
Qualifications:
- Experience: 5-10 years experience in residential property management, with at least 3-5 years in a leadership role.
- Appfolio Proficiency: Extensive experience using Appfolio or similar property management software.
- Education: Bachelor’s degree in Business Administration, Real Estate, or related field preferred.
- Licenses: Real Estate Broker’s license as required by Colorado state law.

- Excellent communication and interpersonal abilities.
- Proven problem-solving skills and ability to handle complex situations.
- In-depth knowledge of property management best practices and regulations.
Additional Requirements:
- Transportation: Must have a reliable vehicle for travel between properties.
- Background Check: Successful completion of a background check.
- Availability: Ability to work flexible hours, including weekends and evenings as needed.
- Membership: Be an active member of the National Association of Residential Property Managers (NARPM)
