AMR’s wholly owned manufacturing subsidiary, EcoBuild.LA is the Company’s “Intel inside.” EcoBuild LA operates a prefabricated offsite horizontal construction plant in greater Los Angeles that exclusively services the Company, producing panelized wall & flooring systems and a kit-of-parts that are easily transported to job sites via truck and assembled by workers who rotate between job sites and the plant. AMR also has an in-house construction company, AMR Construction, which self-performs approximately 70% of the total construction costs necessary to complete a project. The Company, therefore, has certainty with respect to its labor pool and does not rely heavily on expensive and unreliable outsourced sub-contractors. AMR Construction allows AMR to tackle numerous construction projects at once, utilizing a smaller, more stable, and less expensive labor pool, and a compact library of blueprints, to build more projects at a significantly faster pace and cheaper cost than is possible with ordinary traditional construction methods.

This is a crucial role as the candidate will be the quarterback and primary conduit of information and data – directing information (think traffic controller) between all related departments – to include Construction, Purchasing & Contract Buyout, Legal, Acquisitions, Entitlements & Permitting.

Requirements

  • The ideal candidate has apartment construction and development experience in the Los Angeles area with specific PM experience developing and delivering small urban infill lots and construction 4-10 unit apartment homes.
  • As a Construction Project Manager, should have demonstrated experience of all aspects of developing and delivering residential projects on time and within budget with a minimum of 10+ years’ experience.
  • Requires strong leadership and communication skills, with the ability to effectively manage and motivate teams.
  • Capable of managing multiple projects simultaneously and having excellent problem-solving and decision-making skills.
  • Knowledge using industry standard project management software.
  • Familiarity with City of Los Angeles building codes, regulations, and safety standards is a plus.
  • Attention to detail, team player and capable of delivering high-quality projects.
  • Degree in Construction Management, Civil Engineering, or a related field preferred but not required.
  • Strong documentation and contract experience, especially addressing a wide variety of vendors who/which contribute to new construction development matters.
  • Applicant should be tech-savvy and comfortable using various construction software.
  • Comfortable with overseeing Master Service Agreements and Master Subcontractor Agreements (MSA’s)
  • Demonstrated team player with a positive/can-do attitude (as we are working within an ever-changing industry)

Responsibilities

  • Report to the Head of Construction and coordinate with the company’s offsite manufacturing team for new urban infill construction projects in Los Angeles.
  • Oversee and coordinate all phases of small to mid-sized construction projects, ensuring completion on time and within budget.
  • Create project objectives, work scope, execution and construction management plans, and procedures, including communication and risk mitigation plans.
  • Develop project reports to keep all relevant parties informed on time and cost status.
  • Coordinate planning, design, design phase estimating, and monitor construction by architects and engineers to ensure compliance with contract and university standards.
  • Collaborate with design and construction professionals to ensure successful integration of design and construction within budget and on time.
  • Manage master project schedule, track owner decisions, assist in material procurement, and manage third-party contracts, project documentation, contracts, change orders, and permits.
  • Conduct regular site visits to monitor construction progress and resolve project issues with the Head of Construction.
  • Oversee field inspections, obtain necessary permits and approvals, and ensure compliance with regulatory and university safety regulations and guidelines.
  • Conduct quality assurance reviews and provide milestone sign offs to ensure satisfactory project performance and completion.
  • Manage project closeout process and punch list to ensure timely completion.
  • Coordinate with clients, city officials, and regulatory agencies to facilitate project reviews, permits, and approvals.
  • Prepare and manage procurement documents and coordinate project-related purchasing activities.
  • Oversee project team members, consultants, and contractors, resolving project issues in a timely manner.
  • Establish and monitor a quality management plan, ensuring conformance with quality requirements throughout the project delivery cycle.
  • Develop and manage project budgets and schedules, monitor costs, authorize expenditures, and ensure compliance with financial guidelines and policies.
  • Recommend and process payments to architects, contractors, and vendors based on approved contract requirements.
  • Serve as an advisor and resource to project staff, assign tasks, review work, and provide input on performance appraisals.
  • Perform other related duties as assigned, ensuring the flexibility to adapt to changing project needs.
