Maintenance Technician

Education:                  High school diploma or GED certificate

NOTE: Equivalent combinations of education and experience that would provide the knowledge, skills and abilities necessary to perform the functions of this position will be considered.

Qualifications:

  • Excellent people skills; positive attitude; enjoy working with seniors
  • Fluent in speaking English language, reading English, writing English
  • Hands-on working knowledge of apartment maintenance
  • Knowledge of supplies, equipment, and services ordering and inventory control
  • Ability to read, understand, follow, and enforce safety procedures 
  • Working knowledge and understanding of apartment building electrical systems, HVAC system, low pressure boilers, plumbing, and water supply system
  • Good carpentry, sheet rock, painting, cabinetry, and door hardware installation skills
  • Ability to use hand and power tools applicable to situation
  • Ability to perform preventive maintenance on a range of facility equipment in accordance with established guidelines
  • Ability to dismantle, repair, install, or move machinery and mechanical equipment
  • Must be able to lift and carry 50 lbs
  • Must be able to climb 36 foot ladder to retrieve supplies
  • Valid PA driver's license and clean driving record
  • No negative result from Criminal background check and National Sex Offender background check

Working conditions and physical effort:

  • Work involves considerable exposure to unusual elements, such as extreme temperatures, dirt, dust, fumes, smoke, unpleasant odors, and/or loud noises
  • Work environment involves some exposure to hazards or physical risks, which require following basic safety precautions
  • Considerable physical activity. Requires heavy lifting, pushing, or pulling required of objects up to 100 pounds
  • Ability to work in elevated locations up to 150 feet, such as roof top
  • Ability to climb and work from ladders up to 36 feet
  • Ability to grasp, hold, lift
  • Ability to walk up and down stairs of three fire towers (8 floors each) at one occurrence

 

 

Responsibilities:

  • Responds to resident and building emergency situations as necessary
  • Performs necessary maintenance involving apartment turnovers
  • Responds to resident maintenance work order requests in a timely manner
  • Performs mid-level technical maintenance and repair tasks as appropriate
  • Investigates and troubleshoots problems with building systems
  • Troubleshoots routine maintenance problems, such as structural problems, cabinet repair, or basic mechanical or other equipment malfunctions
  • As appropriate, contacts and coordinates external service agencies to schedule repair work and ensure timely and effective work order completion
  • Ensures proper care in the use and maintenance of equipment and supplies
  • Promotes continuous improvement of workplace safety and environmental practices
  • Responds to questions and complaints from tenants
  • Stores or disposes of abandoned goods as required
  • On call 24 hours/7 days for emergency situations – every other week

Duties:

  • Take care of patio furniture and grills
  • Assist in keeping sidewalks clear of ice and snow, and other areas as necessary
  • Assist in Seasonal decorations in public areas
  • Assist in set-up and break-down of tables and chairs for resident events and activities
  • Assist in replacement of filters in all apartments twice a year
  • Clean coils in HVAC apartment units once a year
  • Check building for safety
  • Check and repair emergency exit doors
  • Address maintenance work order requests in a timely manner
  • Replace smoke detector batteries in apartments as needed
  • Address building plumbing repair and clean-up as needed
  • Find, contain and/or repair plumbing or condensation leaks as needed
  • Replace ceiling tiles as needed
  • Change Dumpster and participate in holiday trash schedule
  • Clean and check Dumpster motor, contacts, fuses
  • Check for chiller alarm in cooling season
  • Check temperature of domestic water
  • Clean boiler room and check for safety
  • Check lighting timers
  • Check emergency generator; test weekly, maintain test log; keep area clean and safe
  • Check emergency generator battery, fuel level; hoses and connections
  • Miscellaneous projects involving painting, plumbing, electric work and carpentry
  • Performs miscellaneous job-related duties as requested

 

 

Unit turnovers:

  • Restore apartment to original plan
  • Clean or paint vents
  • Replace caulking around tub, floor and sink
  • Repair and refinish medicine cabinet
  • Repair or replace plumbing fixtures
  • Repair kitchen cabinets (drawers, doors, etc.)
  • Replace receptacles, toggle switches and cover plates
  • Repair or replace lighting fixtures
  • Build bedroom closet sliding door system, as required
  • Other miscellaneous turnover-related duties as requested
