Job DescriptionJob Description

Responsibilities include, but are not limited to:

·         Oversees the day-to-day operations of the maintenance department.

·         Evaluates systems or facilities to determine maintenance or repairs that need to be performed.

·         Assesses building systems to plan work assignments and project schedules. Develops maintenance procedures and schedules.

·         Ability to oversee and coordinate all rental transactions

·         Attract and educate new tenants

·         Investigate and resolve tenant complaints in a professional and timely manner

·         Update and improve properties to increase return on investment

·         Ensure all work order and repair requests are processed in a timely fashion

·         Supervise and train property staff

·         Enforce property and associations' rules and regulations

Preferred Experience and Qualifications:

·         High School diploma or GED required

·         Technical training or extensive hands on experience required

·         2 years’ experience in the rental maintenance and/or similar field preferred

·         An above average knowledge of electrical, plumbing, carpentry, and mechanical systems with specialized knowledge in at least ONE of the before mentioned areas

·         Ability to stoop or kneel in order to gain access to work areas

·         Ability to work while standing for extended periods of time

·         Must be able to recognize and correct conditions which require maintenance work

·         Excellent interpersonal and verbal communication skills, with the ability to communicate in a professional and cordial manner with co-workers and residents.

·         Ability to work efficiently in both individual and group settings

·         Must have good time management and the ability to prioritize work day

·         Must be available to respond to 24 hour maintenance emergencies on occasion

·         Must have a valid Driver’s license. (And valid auto insurance when driving personal vehicle)

·         Previous experience in property management or other related fields

·         Familiarity with real estate contracts and leases

·         Ability to build rapport with tenants

·         Ability to multitask and prioritize

·         Excellent written and verbal communication skills
