We are seeking a motivated and detail-oriented Assistant Building Operating Engineer to join our maintenance team. The ideal candidate will be responsible for performing routine maintenance and repair tasks to ensure the smooth operation of commercial properties. This position is perfect for someone eager to learn and grow in the field of commercial maintenance.
KEY RESPONSIBILITIES
- Routine Maintenance:
- Perform regular inspections of commercial properties to identify and address maintenance issues.
- Conduct routine maintenance tasks, such as replacing light bulbs, fixing leaks, and repairing broken fixtures.
- Assist with HVAC, plumbing, electrical, and carpentry work under the supervision of experienced technicians.
- Repairs and Troubleshooting:
- Respond to maintenance requests and work orders promptly.
- Troubleshoot and repair minor mechanical, electrical, and plumbing issues.
- Assist in diagnosing and repairing more complex maintenance problems.
- Preventive Maintenance:
- Follow preventive maintenance schedules to ensure equipment and systems are functioning efficiently.
- Perform scheduled maintenance tasks such as filter replacements, lubrication, and system checks.
- Safety and Compliance:
- Adhere to safety protocols and guidelines to ensure a safe working environment.
- Comply with all company policies and procedures, as well as local, state, and federal regulations.
- Documentation and Reporting:
- Maintain accurate records of maintenance activities, including work performed and parts used.
- Report any major maintenance issues or safety concerns to the Lead Engineer/Supervisor.
- General Support:
- Assist other team members with larger maintenance projects as needed.
- Provide support for emergency maintenance situations outside of regular working hours, if required.
QUALIFICATIONS
- High school diploma or equivalent.
- Basic knowledge of maintenance tasks, including HVAC, plumbing, electrical, and carpentry.
- Ability to use hand and power tools safely and effectively.
- Strong problem-solving skills and attention to detail.
- Excellent communication and interpersonal skills.
- Willingness to learn and take direction from experienced technicians.
- Physical ability to perform manual labor, including lifting heavy objects, climbing ladders, and working in various environmental conditions.
- Available "on call" for after-hours services, as required.
- Reliable transportation to visit other properties in the DMV, as needed.
PREFERRED QUALIFICATIONS
- Prior experience in maintenance or a related field is a plus.
- Vocational training or certification in a relevant trade is advantageous.
