Senior Property Manager Responsibilities

Team Management: Lead and manage a team of field technicians, maintenance staff, and contractors to ensure efficient operations and adherence to safety protocols.

Property Inspections: Conduct regular inspections of properties to assess their condition, identify maintenance needs, and ensure compliance with regulations and standards.

Issue Resolution: Act as the primary point of contact for resolving maintenance issues and emergencies, coordinating responses and solutions promptly to minimize disruption for tenants.

Vendor Management: Establish and maintain relationships with external vendors, contractors, and suppliers to procure services, negotiate contracts, and ensure cost-effectiveness and quality of work.

Budget Management: Develop and manage budgets for maintenance and repair activities, tracking expenses, forecasting future needs, and optimizing spending to meet financial goals.

Tenant Relations: Interact with tenants to address concerns, provide assistance, and ensure satisfaction with property conditions and maintenance services.

Compliance and Regulations: Stay informed about local housing regulations, building codes, and safety standards, ensuring properties meet all legal requirements and certifications.

Emergency Response: Develop and implement emergency response plans for various scenarios, including natural disasters, fire, or security breaches, ensuring the safety and well-being of tenants and properties.

Reporting and Documentation: Maintain accurate records of maintenance activities, expenses, and property inspections, preparing regular reports for management and stakeholders.

Property Improvement Projects: Identify opportunities for property enhancements and upgrades, collaborating with stakeholders to develop and execute improvement projects within budget and timeline constraints.

Training and Development: Provide training and support to field staff, fostering their professional growth and ensuring they have the skills and knowledge needed to perform their roles effectively.

Risk Management: Assess potential risks and liabilities associated with property maintenance and take proactive measures to mitigate them, such as implementing preventive maintenance programs and ensuring adequate insurance coverage.

Community Engagement: Engage with the local community, neighborhood associations, and other stakeholders to build positive relationships and address any concerns or issues related to the properties.

Director of Property Management Requirements

- Bilingual Spanish & English Required
- Minimum of 4 years of experience in property management in a leadership role
- Familiarity with property maintenance best practices
- In-depth understanding of Fair Housing regulations, and other relevant laws
- Proficiency in property management software, preferably Appfolio
- Excellent customer relationship management skills
- Exceptional phone etiquette and communication skills
