Job Overview:

Ono Hawaiian BBQ is seeking a skilled Senior Construction Project Manager to join our team. In this role, you will oversee the construction of our new ground-up, tenant improvement, remodel restaurant, and other project locations. From the initial planning stages to the final stages of construction and beyond, you will collaborate with various stakeholders to ensure the successful completion of projects. We are looking for a detail-oriented and organized individual who can read and interpret construction plans, work independently and as part of a team, and effectively manage multiple tasks.

Responsibilities include but not limited to:

  • Understand project scope, contract documents, architectural and engineering drawings, specifications, designs, and regulatory requirements.
  • Oversee multiple construction projects, ensuring they are completed on time, within budget, and in compliance with local codes, landlord requirements, and company standards.
  • Obtain bids, prepare contracts, and negotiate revisions, changes, and additions to contractual agreements with architects, consultants, contractors, sub-contractors, and vendors.
  • Develop and maintain implementation schedules, monitor deadlines, and coordinate project activities to ensure timely progress.
  • Secure necessary permits, certificates of occupancy, and other required documentation. Perform project close-out procedures.
  • Communicate effectively with contractors, vendors, and suppliers to minimize disruptions and delays during the construction process.
  • Regularly inspect construction sites, attend meetings, and negotiate with stakeholders.
  • Provide project updates and schedules to internal departments, ensuring smooth turnover to Operations.
  • Address punch list items, warranty claims, and service needs for completed projects.
  • Evaluate procedures and recommend improvements for efficient project planning and scheduling.
  • Facilitate service utilities with different jurisdictions and companies.
  • Conduct on-site visits to verify as-built site and building conditions.
  • Coordinate the ordering and delivery of project-specific equipment, fixtures, and materials.
  • Review and approve change orders and invoices related to each project. Submit approved bills to the accounting department.
  • Perform other duties as assigned by the company.

Requirements and Qualifications:

  • 5 years of experience in construction project management or a related field, preferably in the retail/hospitality industry.
  • 5 years of supervisory experience.
  • Knowledge of Arizona and California building codes and ADA standards.
  • Familiarity with construction documents, including architectural, structural, civil, mechanical, electrical (including Title 24), plumbing, landscaping, soil, fire and life safety plans, ADA compliance, on-site and offsite work, and restaurant equipment.
  • Proficiency in Microsoft Office Suite, project management software applications, Adobe PDF, and Bluebeam. Experience with AutoCAD and Adobe Photoshop is preferred.
  • Excellent time management and communication skills.
  • Tech-savvy and comfortable using technology in the workplace.
  • Bachelor's degree in construction management or a closely related field.
  • General Contractor License is a plus.
