Illuminus is seeking a highly organized person with strong time and project management skills and working knowledge of facilities management to join our team as a Director of Renovations. In this role, you will responsible for coordination and implementation of interior apartment renovation, apartment renewal projects, common area interior and exterior renovations for all Illuminus communities and buildings including developing associated project plans, sourcing materials, providing quotes, consulting with vendors and leads the project management of the complete renovation and oversight of the projects. You'll collaborate with Marketing and Sales team, employees, residents, and prospective residents to identify project and or apartment specifications. This role is located onsite at our Watertown, WI location with the majority of the work to be completed at this location with some travel to other Illuminus Communities to support renovation needs.

  • Maintains and actively promotes effective communication with all individuals.
  • Maintains a positive image of the entity in the community keeping in alignment with our mission, vision, and values.
  • Coordinate any necessary due diligence efforts on behalf of the internal team, project partners, clients and/or end users, maintaining and delivering all appropriate documentation
  • Develop and execute project specific and client driven expectations, schedules, budgets, strategy and detailed assumptions with methodology for accomplishing and/or managing goals and objectives
  • Guide the resident and team through the renovation process including; planning, execution, construction documentation, and customer sign off and project close out
  • Prepare various Subcontract Agreements and Purchase Orders needed for vendor and contractor services, as well as manage contractor or vendor selection process
  • Facilitate initiation of all critical project meetings and coordination exercises with internal staff, key stakeholders and external users to ensure responsibilities are efficiently, accurately and effectively communicated and understood by all concerned.
  • Oversee and supervise renovation project progress and provide reports on timeline, progress and adjustments
  • Monitors budgets and contracts. Oversees contractors involved in facility projects and delivery of services. Ensures building operations comply with all local zoning laws and regulations.
  • Maintains and actively promotes effective communication with customers and family members / personal representatives.
  • Maintain clean and safe job sites with all full OSHA compliance and adherence to organizational policies and procedures
  • Perform project punch-list inspection
  • Responsible for on-call services, as assigned
  • Performs other similar duties, as needed


Requirements:
  • Bachelor’s degree or applicable experience in construction management or related field
  • Four years’ experience as a Project Manager or in a similar position in construction management
  • Experience managing small to mid-sized construction projects
  • Exceptional organizational, time management and decision making/problem-solving skills.
  • Excellent interpersonal skills with a proactive client focus.
  • Strong computer skills including Microsoft Outlook, Word, Excel, Project
  • Proven administrative/management responsibility.
  • Commitment to quality outcomes and services for all individuals.
  • Ability to relate well to all individuals.
  • Ability to maintain and protect the confidentiality of information.
  • Ability to exercise independent judgment and make sound decisions.
  • Ability to adapt to change.
