Summary

Brandywine Realty Trust is seeking an Investment Associate in our headquarter office located in Philadelphia, PA.

The role has the primary responsibility for working within a lean investments group and reporting directly to the Corporate VP, Investments and Corporate SVP, Investments. The successful candidate will need to be proficient with financial and investment modeling, have excellent analytical skills, along with exceptional inter-personal skills and will have the opportunity to present their findings to various departments and management levels within the organization, including the CEO and to external partners and lenders. The ideal candidate should have a high energy level and be able to work well under pressure and meet deadlines, have the capability to review and comprehend complex legal documents, including joint venture agreements, partnership, contribution and loan documents. In addition, must have a “team player attitude,” and a positive, outgoing, customer service orientation is a must.

Responsibilities


  • Support all facets of the real estate transaction process, including coordinating with brokers on BOV’s and investment sales, and managing the due diligence process for new investments, dispositions and financings
  • Underwrite new investment opportunities, including potential property acquisitions, preferred investments and partnership structures, using ARGUS and Excel
  • Ability to review and analyze a variety of investment opportunities
  • Competency to learn modeling of complex joint venture and structured finance waterfalls in Excel, initial structuring and ongoing valuation
  • Prepare development and redevelopment models
  • Create presentations for assessing transactions and summarizing analysis using PowerPoint, Word and Excel
  • Lead ad hoc research projects and special assignments
  • Research market sales and lease comps for various projects; update and maintain internal sales comp database
  • Mine various sources (i.e. – CoStar, Trepp, Green Street, S&P Financial, etc.) for investment opportunities and market intelligence
  • Prepare ad hoc financial analysis on an as-needed basis
  • Coordinate reporting to third party partners and lenders on as-needed basis
  • Other duties as assigned

EDUCATION and/or EXPERIENCE

  • Bachelor’s Degree in Finance, Accounting, Real Estate or a related field is required
  • Minimum of 4+ years of working experience, preferably in real estate investments, lending or appraisal industry.
  • Experience with ARGUS is required
  • Expert proficiency in Excel, PowerPoint and Word
  • Working knowledge of CoStar, Trepp, Green Street, S&P Financial, etc. is a plus
  • Solid experience with financial modeling and building/manipulating complex spreadsheets (including DCF/NPV/IRR analysis) is required
  • Experience with modelling complex waterfalls for structured finance transactions and/or ground-up development projects in fully-Excel based models is a plus
  • Ability to interpret and synthesize general concepts as well as raw data into a comprehensive financial analysis.
