Job Title: Maintenance Technician for Mobile Home Parks/Multiple Properties

(Indio, CA and Yucaipa, CA)

Reports to: Community Manager or Maintenance Supervisor

FLSA Status: Non-Exempt


El Dorado Palms Mobile Home Park, a 217-space 55+ mobile home community is seeking a Full Time Maintenance Technician/Groundskeeper.


This position requires at least 3-5 years of similar maintenance experience. A great attitude and work ethic are also required

Compensation: $20 - $22 per hour plus full rent and utilities after successfully completing a 90-Day probation period.

Compensation includes the following:

- Depending on experience

- Performance bonus

- Eligibility for full medical benefits after 60 days

- Eligibility for dental and vision insurance after 60 days

- Eligibility for 401 (k) (after 90 days)

- Paid holidays, vacation, and sick days

**Housing Included - Full rent and utilities after successfully completing a 90-Day probation period.


ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned.

- Knows and adheres to all safety procedures.

- Knowledge and experience with rehab construction.

- Keep the grounds free of all trash and debris throughout the property, including all roads and common areas.

- Maintain landscape in common areas throughout the property, including cutting of grass and trimming of bushes.

- Janitorial duties in clubhouse, including bathrooms, and laundry room.

- Maintain buildings and structures throughout the property, performing routine painting, electrical, plumbing, digging, and similar activities.

- Painting of park property, including fences and walls.

- Knowledge of gas/water/electric meters. (Utilities are on sub-metered system that park manages).

- Waste Management/Trash Collection

- Follow other instructions and tasks given by the Property Manager


Has a working knowledge of the Mobile Home Residency Law (the “MRL”, California Civil Code Section 798).

Knows and understands the park’s Rules & Regulations.

Performs other tasks as directed by the Community Manager or Maintenance Supervisor.

EDUCATION and/or EXPERIENCE

This position requires at least 3-5 years of similar maintenance experience. A great attitude and work ethic are also required


LANGUAGE SKILLS

Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively before groups of customers or employees of organization.


MATHEMATICAL SKILLS

Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, and percent and to draw and interpret bar graphs.


REASONING ABILITY

Ability to apply commonsense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations.
