*Job Summary:*

The Real Estate Manager should have a specialization in the food service industry and will oversee the management and expansion of our company’s real estate portfolio. This person has extensive knowledge of real estate practices and regulations, particularly within the food service sector. They will be responsible for identifying and securing strategic locations for new store development, negotiating lease agreements, managing property acquisitions and disposals, and optimizing the overall performance of our real estate assets along with broker relationship management. This person has experience selecting sites for quick service, fast casual or equivalent retail with a background in freestanding stores.

*Essential Duties and Responsibilities:*
* Conduct thorough market analysis and site evaluations to identify potential locations for new store developments, assessing factors such as traffic patterns, accessibility, visibility, projected residential and commercial growth, competition, and zoning regulations.
* Negotiate lease, LOI, and purchase agreements with landlords and property owners, ensuring favorable terms and conditions that support the company's financial objectives while adhering to legal and regulatory requirements. Manage broker relationships.
* Assist franchisees in site selection and market development.
* Prepare financial models, feasibility studies, and investment proposals to evaluate the profitability and return on investment of potential real estate projects, presenting findings to senior leadership for decision-making.
* Perform due diligence activities for property acquisitions, including property inspections, title searches, environmental assessments, and financial analysis, to assess investment risks and opportunities.
* Cultivate and maintain strong relationships with landlords, property owners, developers, brokers, government officials, and other stakeholders to facilitate successful real estate transactions and partnerships.
* Assembling and presenting site packages to Real Estate Committee for approval for both company and franchise locations.
* Partnering with Construction Team to secure all required approvals.
* Stay abreast of local, state, and federal regulations governing real estate transactions and food service operations, ensuring full compliance with all applicable laws and regulations.

*Experience:*
* Bachelor's degree in real estate or business preferred, or relevant experience
* Minimum of 5 years of experience in real estate management, with a focus on the food service industry or retail sector.
* Experience developing new, ground up construction, not just brokerage or sales experience preferred
* Commercial real estate experience with emphasis on site acquisition in a multi-unit retail market preferred
* Contract and negotiation experience preferred
* Experience with municipal planning and zoning procedures.

*Basic Requirements:*
* Approximately 50%+ travel to site locations is required.
* Able to fly in both large and small planes as well as drive to markets depending on distance.

*Knowledge/Skills/Abilities:*
* Strong understanding of real estate principles, including site selection, lease negotiations, property management, and financial analysis.
* Proven track record of successfully identifying and securing strategic real estate opportunities, preferably within the food service industry.
* Excellent negotiation, communication, and interpersonal skills, with the ability to build and maintain relationships with stakeholders at all levels.
* Analytical mindset with proficiency in financial modeling, market analysis, and risk assessment.
* Familiarity with relevant legal and regulatory requirements governing real estate transactions and food service operations.
* Detail-oriented, organized, and capable of managing multiple projects simultaneously in a fast-paced environment.
* Proficiency in Microsoft Office Suite and real estate management software.
