Carmel Partners actively seeking a well-rounded and dynamic real estate investment professional who has a proven track record of sourcing and executing multifamily investment opportunities. The VP/SVP of Investments will be responsible for new business generation within the Northeast market with a focus on New York and Boston. This includes the sourcing, acquisition and execution of multiple and various types of transactions including existing multifamily assets, land development opportunities, and debt investments on multifamily product.
What you’ll do
Execute all aspects of the multifamily deal pursuit process in the New York and Boston metro areas, which includes:
- Sourcing existing multifamily and land development opportunities through an extensive local network of owners, brokers, management companies, consultants, government officials, competitors, lenders, and land developers.
- Researching and sharing deep market knowledge including comparable trades, supply and demand drivers, transaction history, and market change agents.
- Developing and maintaining a list of target properties and sites throughout your markets to establish regular check-in points.
- Coordinating with all Carmel departments including, but not limited to, development, construction, asset management, data science and research, and finance to ensure we bring our entire team’s expertise to bear to identify the most promising opportunities.
- Developing and managing financial underwriting through the various phases of the deal process.
- Leading the negotiation with the sell side through letters of intent and contract business points.
- Managing the deal through the investment process including the business plan formation, due diligence, Investment Committee, and closing, with a focus on identifying risk and mitigants.
- Authoring detailed investment memos and preparing presentations for the Investment Committee to ensure clear and concise communication of the opportunity.
- Coordinating the preparation of the closing/settlement process.
Develop & Execute Market Strategies—work closely with the acquisitions, development, asset management, capital finance, data science & research departments to execute on the company and fund investment strategies by:
- Creating and implementing market strategies for the region that include deep knowledge of the local market, submarkets and supply/demand drivers.
- Researching target submarkets and identifying areas within each that meet the company’s acquisition criteria and provide a competitive advantage.
- Applying an understanding of market drivers, supply/demand fundamentals, employment growth and other factors to design the overall strategy and identify specific opportunities for the company and its investment partners.
- Completing analysis for investments and development pursuits, including sales comparables, asset competitor sets, rental comparables and market reports.
- Working with the real estate team and Carmel’s research resources on in-depth market research reports.
Leading all aspects of the asset disposition process in the region, which includes:
- Annual asset evaluation and underwriting as well as Investment Committee disposition recommendations.
- Coordinating with asset management and third parties/partners, as applicable, on operations and capital projects for assets in the disposition queue.
- Managing the brokerage/marketing team relationship and process including BOV solicitation, review and team selection, marketing strategy, OM preparation coordination and marketing launch.
- Orchestrating the marketing and transaction processes including tours and bidding, leading contract negotiations, and coordinating due diligence and closing.
- Participating in and helping to execute on existing portfolio and fund level analysis and discussions for assets in the region.
Who you are
The following qualifications and experience are required:
- An undergraduate degree in Business or Finance is required; an MBA or other related graduate degree is preferred but not required.
- Minimum 10 years of professional experience in commercial real estate with at least 7 years as an acquisition lead, sourcing investment opportunities with an emphasis on multifamily.
- Demonstrable track record of sourcing or working on off-market transactions.
- Strong knowledge of the New York and Boston Metro Markets is required. Additional market knowledge including NJ, CT, DC a plus.
- Extensive local network in the multi-family space including owners, brokers, competitors or any other potential deal source.
- Results-driven, with exceptional attention to detail and accuracy in performance, and an adaptable, effective problem-solver who can quickly assess situations and provide creative solutions.
- Strong working knowledge of real estate investment principles and practices.
- Financial analysis abilities (e.g. NPV, IRR, lease comparison, ROI, DCF modeling, payback, analyze financial statements, etc.) with a proficiency in Word, Excel, PowerPoint and Argus required.

Candidates will be considered for either a VP or SVP level role, commensurate with their experience.
Base salary range for this position is $150,000 to $350,000 . The Company provides this compensation range and general description of other compensation and benefits that in good faith, believes it might pay and/or offer for this position. Total compensation for this role also includes a bonus incentive in addition to the base salary. The Company reserves the right to ultimately pay more or less than the posted range and offer additional benefits and other compensation, depending on circumstances not related to an applicant’s gender or other status protected by local, state, or federal law.
