SUMMARY

The property manager is responsible for the overall success of the property. Property managers must direct their staff with a positive attitude and ensure staff members are working to their potential. This position will report to the Regional Manager.

ESSENTIAL DUTIES AND RESPONSIBILITIES

  1. Oversight of all application processes, verifications, and any additional information as it relates to new move-in paperwork and applications.
  2. Review applications to ensure all necessary paperwork is within the application.
  3. Move tenants out in a timely manner and ensure, from the property aspect, that security deposits are returned as governed by State Law.
  4. Recruiting and retention of all residents along with marketing the property through outreach efforts to businesses, organizations, etc.
  5. Ensure proper scheduling of site staff (i.e. leasing agents, maintenance personnel).
  6. Service the day-to-day needs of the residents.
  7. Recruit and employ staff members consistent with corporate guidelines and train all personnel.
  8. Negotiate any/all contract services as it relates to the specific property and maintain communication with contractors and follow budget parameters.
  9. Supervise the purchase of all supplies and equipment used on the property.
  10. Supervise eviction of tenants in accordance with Delaware State Law.
  11. Adhere to the monthly calendar supplied from the corporate office and follow all due dates and times specified in the calendar.
  12. Maintain accurate records and reporting information and all property activities.
  13. Oversee the maintenance staff and office staff to ensure all members maintain the property efficiently and effectively.
  14. Prepare periodic inventory of building contents and forward listing to owner for review.
  15. Maintain confidentiality of all operations/resident information and communications.
  16. Participate in industry-related functions training and continuing education seminars sponsored by Capano Management Company.
  17. Comply and uphold ALL fair housing standards and attend fair housing seminars when available.
  18. Fill out an incident report and follow up with reports from both Fire and Police departments in case of incidents on the property.
  19. Keep upper management informed of the status of the asset at all times.
  20. Represent Capano Management Company in a professional manner at all times.
  21. Perform other work-related duties as directed.
  22. Attend conferences as necessary to remain current in specialty.
  23. Arrive to work on time and prepared.

SUPERVISORY RESPONSIBILITIES

Manages and is responsible for the overall direction, coordination, and evaluation of all employees. Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.

EDUCATION and/or EXPERIENCE

Bachelor's degree (B.A.) from four-year college or university; or one to two years related experience and/or training; or equivalent combination of education and experience.
