Position Overview:

Highly skilled Vice President of Development & Construction to lead the design, construction, and development of Data Center projects. Reporting directly to the Managing Director of Development and Construction, this key role will oversee all project stakeholders, including tenants, contractors, architects, designers, consultants, and public agencies.


The successful candidate will manage project budgets, scheduling, contractor selection, and the overall execution and performance of development projects. Your expertise in repositioning and development projects will be crucial to the continued success.


Key Responsibilities:

  • Budget & Schedule Management: Develop and oversee project budgets and timelines, ensuring all projects remain on schedule and within budget. Resolve any critical path conflicts to maintain project momentum.
  • Contract Management: Craft RFPs, evaluate bids, and negotiate contracts. Ensure all contracts are managed effectively throughout the project lifecycle.
  • Tenant Coordination: Collaborate with tenants on TI projects, enhancing tenant relations while aligning with company goals.
  • Project Planning: Strategically plan and prioritize tasks over extended timelines to achieve project objectives.
  • Cost Tracking: Utilize project management software to monitor costs and process invoices, ensuring compliance with budgetary constraints.
  • Reporting: Provide regular project updates to the Managing Director, maintaining transparent communication and accountability.
  • Regulatory Compliance: Ensure all projects comply with local, state, and federal regulations, including safety standards.
  • Process Improvement: Contribute to the continuous enhancement of departmental processes and workflows.
  • Due Diligence: Participate in the evaluation of potential developments and acquisitions, driving zoning and re-zoning efforts in coordination with legal and engineering professionals.
  • Additional Duties: Perform other related responsibilities as needed to support the success of the organization.


Required Skills & Qualifications:

  • Extensive knowledge of data center development and construction, particularly in urban and suburban environments.
  • Expertise in drafting and negotiating contracts related to design, development, and construction.
  • Proven ability to develop and maintain project schedules and budgets.
  • Experience in creating and implementing sustainability plans, with a strong understanding of LEED, Energy Star, and similar programs.
  • Proficient in Microsoft Office Suite; familiarity with design software is a plus.
  • Strong organizational skills with the ability to manage multiple projects and deadlines.
  • Excellent communication skills, both verbal and written, with the ability to engage effectively with senior management, equity partners, public officials, and community members.
  • In-depth understanding of federal, state, and local regulations related to development and construction.
  • Self-motivated team player with a talent for problem-solving in a fast-paced environment.
  • Strong analytical skills to assess information and make informed decisions impacting overall operations.


Educational & Professional Requirements:

  • Bachelor's degree in business, construction management, engineering, architecture, or a related field is required. An advanced degree in business or real estate is highly desirable.
  • A minimum of 8-10 years of experience in construction management and development, with significant involvement in complex mission critical projects and data centers.
