SENIOR PROJECT MANAGER JOB DESCRIPTION
Omega Construction is seeking an individual who possess a track record for delivering complex projects while maintaining and emphasis on customer delight with a proven ability to plan, schedule and coordinate subcontract trades is paramount along with ability to interface well with Owners, Architects, and Engineers; including the on-site management team. In the performance of this function, it is the Project Manager’s responsibility to protect and promote Omega’s interests in all matters and to do whatever is reasonably necessary to execute his/her duties and responsibilities.
Essential Duties and Responsibilities include, but are not limited to, the following:
Estimating/Bidding/Preconstruction
Perform takeoffs and project estimates to determine costs and budgets.
Solicit, review, and scope subcontractor and vendor bids, quotations, and related contract specification sections.
Perform buyout of major construction materials and supplies.
Assist with project start up, including obtaining permits and licenses and managing jobsite mobilization.
Documentation & Reporting
Lead responsibility for project document management and project controls.
Distribute and track all drawings and specifications to subcontractors/suppliers and the Superintendent.
Manage complete submittal process, including the following: obtain submittals; review submittals for compliance with contract documents; upon approval, manage submittal and procurement with subcontractors/vendors; track submittals with procurement schedule; develop complete submittal log. Assessing conformance to contract specifications and resolving any conflicts in interpretation.
Write subcontract agreements using Company subcontract agreement forms.
Enter and update information in project management software (job status reports, pay applications, projections, change orders, and RFI’s).
Write meeting agendas and meeting minutes.
Complete budgeting/actual committed report, review and code invoices with project actual committed report.
Provide accurate cost projections.
Planning & Schedule
Lead in development, planning, and updating of overall project schedule.
Lead in development of project quality control plan implementation and compliance with contract requirements.
Lead subcontractor start up meetings.
Converse with project staff to outline work plan and to assign duties, responsibilities, and scope of authority.
Project Management & Closeout
Provide management and technical support to construction staff. This individual should be able to manage multiple types of projects with varying levels of complexity with minimal supervision.
Review plans and other technical documents, answer questions regarding the scope and/or timing of the project, and monitors costs and project progress.
Serve as the main point of contact for the Engineer and Architect.
Work with field management/Director of Safety to generate job specific safety plan for the project and communicate with superintendent, field safety coordinator, and safety director to plan and implement safe work practices and programs on job site.
Direct and coordinate activities of project personnel to ensure project progresses on schedule and within prescribed budget.
Coordinate owner furnished items with project scope of work.
Resolve daily problems and expedite materials in conjunction with field supervision.
Manage punch list and work with subcontractors to execute the punch list in accordance with project schedule.
Coordinate project activities with those of government regulatory or other governmental agencies.
Conduct or manage owner training.
Conduct and/or manage the close-out process including preparing final records for the project such as Requests for Information (RFI's), close-out records, warranties, as-builts, Operations and Maintenance manuals (O&Ms), attic stock, and spare parts, and evaluating information to ensure compliance with contract documents.
Development
Build, foster, and enhance relationships with Owners, Architects, and other construction industry representatives.
Develop and improve upon assigned client relationships fostering a “trusted” status. Ability and willingness to pass down these relationships to PMs and APMs
Work with marketing staff to develop prospective clients.
Coordinate efforts on design/build/negotiate projects.
Deliver early budgets to Owners.
Demonstrate high standard of persona, accountability, and integrity. Mentor staff to the same high standards.
Lead in the development of high-performance teams through supervision, training, coaching, and mentoring. Ensure regular feedback is shared with staff including timely completion of employee performance appraisals.
Manage and develop assigned staff toward maximum job performance and career potential.
Basic Qualifications
- Authorized to work in the U.S. without sponsorship.
- Valid driver’s license and reliable method of transportation.
Bachelor’s degree in a relevant discipline, i.e., Engineering, Construction Management, Construction Technology, Engineering Technology, etc.
- Ability to read and understand technical specifications, construction drawings, technical manuals, product/material installation instructions and engineering/architectural drawings.
- Proficiency in Microsoft Office Suite.
- Ability to display a high degree of responsibility, ownership, and integrity.
- Exceptional written and verbal communication skills.
- Organized and goal-oriented work approach.
- Ability to manage multiple activities throughout the course of a project.
- Desire to seek out and resolve project issues with a team.
- Ability to work in a team environment and get along with others
Preferred Qualifications
- Ten or more years of construction industry experience. (Note: Job title is determined by the discretion of the VP of Human Resources, Training & Development Manager, and Division VP. An applicant’s years of experience do not automatically qualify an individual for this position level.)
- Experience with software applicable to the construction industry such as Microsoft Project, Viewpoint, Bluebeam Revu, Timberline Estimating, and AutoCAD.
Training
All employees are required to have an up-to-date CPR/AED certificate. Employer will provide if necessary
All employees are required to have a 30-hour OSHA training (within the last 5 years). Employer will provide if necessary.
Employee is expected to attend equipment trainings and gain required equipment operation certifications.
Attend corporate trainings including safety trainings, equipment and tool trainings, monthly in-house TRUST Academy modules, and annual PM/Superintendent meetings.
SUPERVISORY RESPONSIBILITITES:
Manages field management team (Superintendent(s) and Subcontractors Superintendent(s) and Foremen) who supervise field employees.
Responsible for the overall direction, coordination, and evaluation of the project. May also, indirectly, supervise multi-prime subcontractors and their employees, if required by contract documents.
Carry out supervisory responsibilities in accordance with the company's policies and applicable laws.
Responsibilities include assistance in interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.
SAFETY RESPONSIBILITIES:
To ensure that subcontractor enforces their safety programs including the holding of toolbox safety meetings. Refer and adhere to the Omega Safety Manual for further instruction and OSHA regulations.
PHYSICAL REQUIREMENTS:
- Ability to move around construction sites, including navigating uneven terrain, climbing stairs, ladders, and scaffolding.
- Frequent walking, standing, and occasional bending, kneeling, or crouching to inspect work and meet with team members on-site.
- Ability to carry light to moderate loads (up to 25 pounds) such as plans, tools, and equipment.
- Maintain physical endurance for walking and standing throughout the day, often for extended periods.
- Good vision (with or without corrective lenses) to read blueprints, schematics, and detailed construction plans.
- Adequate hearing (with or without hearing aids) to understand verbal instructions, warning signals, and communicate effectively with the team and subcontractors.
- Use hands and arms to handle documents, tools, and equipment, including computer work for project planning and management.
- Operate office equipment such as computers, phones, and project management software efficiently.
- Perform a range of physical activities, including occasional bending, kneeling, or crouching to assess site conditions and progress.
- Climb ladders and scaffolding as needed to oversee and inspect construction work at various heights.
- Maintain balance while moving around construction sites, including walking on uneven surfaces and climbing structures.
- Demonstrate good hand-eye coordination for tasks that require precision, such as reviewing detailed plans and conducting inspections.
- Work in various weather conditions, including extreme heat, cold, and rain, often for long hours.
- Tolerate exposure to loud noises, dust, fumes, and other construction site hazards.
- Effectively communicate with team members, subcontractors, and clients, requiring clear speech and attentive listening.
- Keen observational skills to monitor work progress, identify issues, and ensure safety compliance.
