For more than 25 years, Simone Healthcare Development has been designing, building, financing and managing successful medical office and healthcare facilities for some of the New York Metropolitan Areas largest and most prestigious hospitals and medical practices. Simone specializes in creating custom-designed leading edge healthcare facilities including Ambulatory Surgical Centers, Cancer Treatment Centers, Radiology Centers, Urgent care Centers and Medical Specialty Offices


Simone is seeking an Operations Compliance Manager to work at its Hutch Metro Center location. This is an exciting opportunity for a highly motivated individual to join a growing real estate company. The ideal candidate will be exposed to all levels of management and a wide variety of company initiatives. We will be considering candidates with property management, risk, and compliance experience, with advanced Office 365 skills and a strong desire to break into the field of real estate operations management. The Operations & Compliance Manager will manage day-to-day real estate compliance / risk adherence while developing a strong working relationship with operations, property management, vendors, insurance carriers, brokers, adjusters, and finance team members. Related knowledge and experience in the areas of Real Estate, Risk Management, or Compliance is a plus.


Job Responsibilities

  • Serve as the primary contact for all company violations and tenant & vendor insurance related inquiries.
  • Responsible for developing a strong working relationship with operations, property management, vendors, insurance carriers, brokers, adjusters, and finance team members.
  • Manage and lead NYC, NJ, CT, NY real estate Local Law & insurance (Tenant/Vendor) compliance for Simone.
  • Support the VP of Operations by responding to general inquiries/requests, maintaining documentation of communications, issues, and issue resolutions. Support includes but not limited to compliance oversight, local law adherence, policy & procedures, and trainings.
  • Supervises the Compliance Coordinator to ensure proper completion of assigned task.
  • Assist with annual and ad hoc requests for Certificates of Insurance, including but not limited to requests from building managers, vendors, lenders, contractors and other third parties to ensure accuracy and timeliness of requests.
  • Participate and help develop property risk engineering inspections utilizing Yardi Facility Manager to track and ensure compliance.
  • Perform periodic review of insurance limits of vendors and tenants to ensure adherence to insurance requirements. Responsibilities include:
  • Requests and reviews insurance certificates appropriate coverage.
  • Creates all necessary onboarding documents for software tracking purposes
  • Sending notifications, requesting insurance renewals.
  • Conducts Insurance reviews with PM to discuss non-compliant tenants and performs other tasks to assure tenant and vendor insurance is kept in compliance
  • Coordinates insurance document review with insurance consultant and audits system for accuracy
  • Ensures that Excel tracking spreadsheets are current for ownership review.
  • Updates vendor insurance dates in Yardi
  • Directs and coordinates compliance paperwork for DOB, ECB, New York City Fire Department (FDNY), Department of Environmental Protection (DEP) violations and updates spreadsheet / Sitecompli as needed.
  • Temporary Certificates of Occupancy (TCO’s)
  • Public Assembly Permits
  • Violations
  • Local Laws applicable to commercial properties
  • Perform tenant and vendor insurance, local law, violation, and equipment compliance audits during the acquisition due diligence.
  • Support Property Managers with Department of Buildings (DOB) paperwork filing, obtaining signatures, notarizations, and checks.
  • Secure and manage outside counsel to represent Simone in NYC Environmental Control Board (ECB) and DOB violation hearings.
  • Lead monthly compliance meetings with Property Management teams.
  • Lead group and one on one training on compliance procedures and software’s.
  • Manage and track to ensure the resolution for the following building requirements for the portfolio:
  • Coordinates and file all required equipment testing including but not limited to elevators, RPZ devices, boilers, cooling towers and sprinklers and fire alarms.
  • Process equipment permit renewal payments for building related equipment and ensures postings at required sites.
  • Other duties as assigned

  • Deliver quality work within mandated deadlines, with or without supervision
  • Ability to handle high volume of work
  • Exceptional organizational skills
  • Effective time management skills
  • Familiarity of Yardi or similar software
  • Effective interpersonal skills and people management
  • Ability to travel between office, job sites, and government offices as needed NYC, NJ, CT, NY Local Law experience
