DESCRIPTION

Coordinates design, construction, and occupancy activities for the clients of MPM Ventures, LLC (d/b/a Milestone Project Management). Milestone’s Project Managers provide project leadership as a representative for our clients during the strategy, visioning, programming, budgeting, design, estimating, contracting/bidding, construction, and occupancy of capital projects. Additionally, our Project Managers coordinate the involvement of other design team consultants (medical equipment planners, interior designers, materials testing firms, etc.) to ensure that the needs of the unique project are met. Reports to Senior Project Manager or Project Executive as applicable to the given project.


EDUCATION

Bachelor’s or Advanced degree in Construction Management, Construction Science, or other Construction, Architectural, or Engineering field or related discipline preferred.


EXPERIENCE/SKILLS

Four to Eight years Design/Construction industry experience. Strong background in budgeting, estimating, and scheduling. Proficiency in the use of Macintosh computers and software including scheduling, word-processing, and spreadsheets required. Ability to comprehend floor plans and critical path method schedules required. Must be able to communicate clearly, both verbally and in writing. Requires the ability to multi-task and prioritize, performing a variety of activities for multiple projects simultaneously. Attention to detail is paramount.


ESSENTIAL FUNCTIONS


  • Ensures prioritization and tracking of project tasks to ensure timely and accurate completion of projects assigned.
  • Oversees and verifies that project files (both electronic and hard copy where appropriate) and web-based project management site are appropriately set up and kept current.
  • Maintains confidentiality of project, company, and client records and information.
  • Oversees and mentors other staff members when appropriate/requested.
  • Manages the entire project duration from conception to post occupancy. Utilizes scheduling software as appropriate.
  • Creates and maintains a project directory.
  • Creates and distributes meeting agendas, meeting minutes, and other correspondence.
  • Creates and modifies project documents as requested/required (RFIs, submittals, transmittals, etc.)
  • Participates in project visioning sessions with management.
  • Assists in project feasibility analysis.
  • Meets with client representatives.
  • Coordinates design and construction issues with building owners.
  • Reviews the Total Project Budget, including the Real Estate, Design, Construction, Furniture, IT, and Equipment Budgets.
  • Oversees project budget tracking, utilizing Milestone or client tools as required.
  • Reviews design with client and suggest elements that would lend themselves to be considered for Value Engineering.
  • Challenges issues that may lead to change orders or increase the construction duration.
  • Challenges issues that may lead to “scope creep”.
  • Assists the Team in formulating construction sequencing for multiple phase projects.
  • Provides project cost control and prepares monthly budget reports and invoicing.
  • Ensures that required project public approvals and certifications are obtained.
  • Administers day to day details of the project as a single point of responsibility.
  • Draws upon other Milestone team members as needed to support the project.
  • Becomes familiar with existing purchasing agreements.
  • Makes project overview and status report presentations to clients’ administration, Board, and Board Committees.
  • Facilitates the “move in” process.
  • Coordinates Facility Management Team with design, construction, and equipment issues.
  • Involved with design team selection.
  • Negotiates and helps design contracts with an emphasis on a “client driven process”.
  • Leads the qualification, selection, and contract negotiations for other team consultant members.
  • Provides design direction and manages the overall design process timeline.
  • Develops the design timeline appropriate to provide a quality project which responds to the goals set by the Client.
  • Supervises the programming and planning efforts of the selected A/E.
  • Leads design meetings and advocates the clients program needs.
  • Reviews preliminary designs ensuring design clarity and clear communication of ideas.
  • Reviews design development and construction documents to determine adequacy.
  • Reviews design at intervals to ensure that the design is within budget.
  • Monitors the design development for local, state, and federal code compliance.
  • Eliminates superfluous program elements that may be promoted by the Design Team.
  • Demands that submittal review periods support material purchase timelines.
  • Meets with vendors to ensure that the design will support the operation of the selected equipment.
  • Coordinates the selection, procurement, delivery, and installation of medical and other equipment, signage, and furniture.
  • Ensures that the building systems support the operation of the desired equipment.
  • Evaluates the purchasing and delivery lead times of equipment and furniture and integrates them into the project schedule.
  • Evaluates equipment and technology for operational and life cycle costs.
  • Reviews to ensure that warranty periods begin after building occupancy and not before.
  • Monitors the commissioning of equipment.
  • Assembles a list of competent and qualified construction or other consultant companies for inclusion in the bid process.
  • Coordinates all aspects of the “Bid Process” including qualification and initial assessment of the proposals.
  • Facilitates construction meetings.
  • Assesses the monthly payment applications.
  • Examines change orders.
  • Challenges construction schedules and reviews time extension requests.
  • Ensures that submittal review periods support material purchase timelines.
  • Oversees the contractor’s mechanical, electrical, life safety, and equipment testing and commissioning schedule.
  • Facilitates the inspections of Local and State Agencies.
  • Coordinates quality control efforts and leads project close out processes.
  • Reviews “Record Documents” and ensures their completeness.
  • Manages the construction warranty process.
  • Participates in special projects and provides marketing assistance as needed.
  • Provides office/clerical support to the Milestone team and back up project assistance for other staff on leave.

Other duties as assigned.
