Knowledge, Skills, and Abilities:
The Senior Superintendent must effectively communicate with employees, vendors, subcontractors, clients, and property-level personnel. The ideal candidate will have the necessary education, experience, and communication skills to perform their duties efficiently. Completion of OSHA 10 and OSHA 30 courses is required, either prior to or within 60 days of program enrollment.
Responsibilities:
The specific duties of the Superintendent will vary based on the size, complexity, and type of project, typically involving large-scale, long-term projects. The candidate will often oversee multiple projects simultaneously and be responsible for the following key tasks:
- Prepare cost estimates, construction budgets, and schedules.
- Inspect worksites to ensure compliance with standards.
- Determine the requirements for materials, subcontractors, and labor.
- Participate in pre-construction meetings to align on project goals.
- Coordinate and manage all on-site activities involving employees, subcontractors, craftsmen, tradesmen, and vendors to meet goals and standards.
- Ensure projects are completed on time and within budget.
- Review invoices and timesheets for accuracy and compliance with contract terms.
- Travel to remote markets to prepare cost estimates, establish operations, and adhere to local building codes and methods.
- Identify, evaluate, and select local subcontractors and vendors.
