We're seeking an Independent Contract Closer to execute closing transactions efficiently and accurately on a contractual basis. This role involves preparing necessary documents for lenders and attorneys, conducting closings, and ensuring compliance with regulations and requirements. Additionally, the candidate will be responsible for coordinating closings with our Attorney Agents at our offices and onsite with the attorneys. The ideal candidate will possess excellent organizational skills, attention to detail, and the ability to thrive in a fast-paced environment.


Job Summary:

Prepares documents required by attorneys, title and lenders for closing transactions and conducts closings, ensuring accuracy and professionalism throughout the process.


Essential Job Functions and Responsibilities:

  • Oversee closings from beginning to end, conducting them at Advocus and agent offices accurately and professionally.
  • Coordinate closings with our Attorney Agents both at our offices and onsite with the attorneys.
  • Verify accuracy of all closing documents, ensure proper execution, and disburse checks to appropriate parties.
  • Collaborate with the Title Production Department and title agents to resolve title issues.
  • Handle mailing, emailing, and overnighting of documents and checks to title agents and customers.
  • Prepare documents for recording.
  • Coordinate mail-away closings and accommodate split closing requests.
  • Act as a liaison between lenders, agents, and other Advocus staff.
  • Process and approve village paperwork for transfer stamp purchase.
  • Ensure compliance with all applicable regulations and lender requirements.
  • Resolve post-closing issues as they arise.


Qualifications and Position Requirements:

  • Ability to critically analyze a vast array of documents and information provided in lender closing packages.
  • In-depth knowledge of Closing Disclosures and other closing documents.
  • Notary Public.
  • Excellent customer service skills.
  • Attention to detail with accurate data entry skills.
  • Excellent organizational skills and ability to multitask.
  • Ability to work under pressure with compressed deadlines in a team environment.
  • Above-average computer skills, including Microsoft Office products, REsource, ResWare, Qualia and other programs.
  • Valid driver’s license.
  • Flexible regarding daily Advocus office assignment and locations.

Minimum Education/Experience Required:

  • Minimum of three years’ experience closing residential purchase transactions and refinance transactions.
  • In-depth knowledge of title procedures, underwriting, searching, title-related documents, and closing processes.
