The Community Manager is responsible for overseeing and managing the daily operations of a residential community governed by a Homeowners Association. This role involves maintaining the community's physical assets, enforcing rules and regulations, facilitating communication between residents and the HOA board, and ensuring a high standard of living for all community members.



This position includes, but is not limited to, the following duties & responsibilities:


  • Assist in Budget Preparation & Monitoring of Budgeted Expenditures
  • Assist in Collections & Delinquency Monitoring
  • Procurement of Insurance / Risk Analysis / Risk Management
  • Preparation of Bid Specifications for Community Services
  • Contract Procurement, Supervision of Subcontractors, Management of On-Site Personnel
  • Bill Approval after review of contractor’s satisfactory work product
  • Coordination of Work Order Requests & Follow Up
  • Site Inspections of assigned communities to ascertain maintenance Issues & Rules Violations/Monitoring
  • Establishment & Implementation of a Preventive Maintenance Program
  • Guidance with Long Term Replacement Reserve programs
  • 24 Hour Emergency Service – On Call, except for scheduled vacation
  • Maintenance of Community Files & Records
  • Preparation for & Attendance at Board Meetings – in the Evening hours
  • Assistance in establishing Policy & Procedures
  • Assistance in Compliance with Governing Documents & State/Local Codes
  • Other General Administrative duties as required by T&C or T&C’s Clients
  • CMCA, AMS, or other certifications preferred


*This role will require a portion of time spent onsite at the respective community, with the remainder of time spent in the Towne & Country headquarters based in Red Bank, NJ. Flexible and partial remote work accommodations will be considered.
