Title: Director of Construction Procurement

Location: Miami, FL (in office role, not hybrid/remote, with occasional site visits)

Salary: $180k - $220k base, negotiable, plus bonus and benefits


Duties and Responsibilities

  • Structuring and negotiating major General Contractor contracts, for multi-million dollar multifamily, mixed use and/or commercial construction projects.
  • Can review, dissect and successfully negotiate resolution to change orders
  • Experienced with construction material purchasing
  • Has led or participated in change order mitigation
  • Value Engineering experience. Someone that can help reduce costs and ensure projects are completed within budget.
  • Ideally someone coming from a large ENR 100 General Contractor, or Developer of large garden style, mid to high rise luxury multifamily and mixed use projects from the ground up.
  • Review GC, CM and third-party estimates and all change orders and challenge all quantities, units, manhours, rates and means and methods
  • Perform cost-benefit analysis for costs and schedule for materials and systems
  • Evaluate and validate every line item of the general conditions costs and schedule of values.
  • Track the actual cost of work and materials versus approved budget and create a variance report with explanations for each increase in cost.
  • In addition to working closely with GC’s, will deal with manufacturers and vendors on negotiating preferred prices of materials, find new vendors, work with various suppliers to find the best product/price
  • Will report to the VP of Construction, within a small construction team, that will have no direct reports (sole contributor).
  • Minimum of seven (7) years of relevant construction industry experience, with large $50MM+ ground up projects.
