Residential Purchasing Manager

Under the direction of the General Manager, uses company employed ERP (ECI/MarkSystems) software to create and maintain all aspects of lot specific purchasing. Creating and Maintaining plan specific base budgets; Management and distribution of Elevation and Job Cost Reporting; Working across departments to assist and streamline process related to pricing, purchasing, standard features and standard options.

Responsibilities

· Learn and use the ECI MarkSystem ERP and be responsible for the Purchasing aspects of the software.

· Maintain and refine base house budgets (Elevation Comparison Report) as well as Job Cost Reporting. Submit and discuss base budgets as outlined with management.

o  Weekly, Discuss and document variance report findings.

· Managing relationships with all trade partners, be they Material Suppliers, Turnkey Supply and Install Contractors, or Installation Contractors. Avencia Homes uses Vendor, Contractor, and Sub- Contractor interchangeably.

·Document and make Plan Corrections/Suggestions when necessary. Document the corrections by updating purchase contracts and informing the Avencia Team members that plans have been modified.

· Manage trade contacts, including contracts, scopes of work, and specifications.

o  Onboard new trade partners as needed

o  Maintain trade files

o  Create and maintain a “grade” scale for Trade Partners to discuss suitability relating to

 Pricing

Craftmanship

 Performance timelines

 Safety, Site Cleanliness and following Avencia Policies

· Generate or obtain material quantity takeoffs and purchase accordingly from trades, verify accuracy of materials for all aspects of every plan.

·Generate and distribute Purchase Orders/Work Orders on time and consistent with construction schedule and selections made during construction.

o  Build in vendor supply chain delivery requirements with PO issuance.

o  Determine and help Avencia be successful by supporting the Option System

· Support Field Team. Promptly correct any field operation, when expedient, by promptly issuing missing purchase orders to maintain work schedule.

· Create and maintain accurate logs for inventory, return merchandise, back charges and other cost control record keeping. 


Qualifications

·        Minimum Four (4) years of experience in Purchasing within high-volume production homebuilding operation.

·        Two (2) – Four (4) years field experience in home building and/or architectural discipline a plus.

·        Associate degree or higher in Construction Management, Architecture, Operations Management or related discipline.

·        Valid driver’s license.

·        Intermediate to advanced computer skills – Microsoft Word and Excel

·        Must be able to perform accurate, consistent, and detail-oriented work with simultaneous deadlines.

·        Extensive problem-solving skill set.

·        Excellent written and verbal communication skills.

·        Must be organized and task oriented.

·        Self-Motivated with Positive Attitude.
