The Project Manager is responsible for delivering contracted work on time, and at or above targeted margin. At Furbish, Project Management begins when the job is handed off from the Estimating department. The Project Manager will review contract and contract documents, manage the submittal process, project schedule, procure materials, coordinate site logistics and field execution, progress billing, close out documents, and concludes with a handoff to Furbish’s Stewardship/ Maintenance department. The Project Manager should possess strong negotiating skills in an aggressive and fast paced environment, with the ability to strategically manage change orders and potential change orders.


Essential Functions and Responsibilities:

  • Understands contractual obligations, plans/specs/contract documents while fulfilling as they pertain to our Scope of Work.
  • Manages all aspects of the project execution while maintaining a keen sense of judgment for when to push, hold firm, acquiesce, and comply.
  • Identifies risk and cost impacts of projects in advance. Collaborates with Operations Manager and Field Operations Manager if/when appropriate to adjust project strategies/plans.
  • Navigates software tools skillfully (Planswift, Excel, Adobe, LMN, AutoCAD, etc.) if/when necessary.
  • Keeps and tracks the schedule of backlog and job schedules.
  • Manages administrative support to effectively execute routine tasks (contract language, insurance compliance, progress billings, submittals, POs, etc.) accurately and timely so that PM can focus on job coordination, client communication and relationship building.
  • Coordinate with Field Operations Manager to ensure jobs are properly staffed, trained, and prepared to deliver in an efficient manner.
  • Manages safety protocols for field operations. Defines policy for Field Operations Manager to implement.
  • Purchases project material and inventory of general supplies and bulk materials (edging, mineral wool, etc.) if holding stock allows us to be more responsive.
  • Leverages relationships in industry to maximize repeat business.


Essential Functions and Responsibilities:

  • First-hand experience in green roof or roofing is preferred. Demonstrated experience in new commercial construction either at GC or subcontractor level. Proven ability to see all the issues to manage job sites.
  • Comfortable managing GC relationships, job site issues, and general progress meetings with other trades. Able to be respectful and cooperative while protecting company objectives.
  • Use of judgment when managing changes to schedule, scope, logistics. Understand when and how to utilize change orders or comply with minor scope change requests.
  • Communication skills, both written and verbal, are critical. The ability to structure concise, logical, persuasive arguments must be proven. Testing/evaluation of these skills may be requested.
  • Managerial experience demonstrating ability to train, motivate, and manage a team to high level.
  • Electronic drawing/takeoff capabilities are a plus. Currently, Planswift and LMN are primary tools. CAD and Adobe suite also preferred.
  • College education is preferred, but not required. Professional experience supersedes formal education.
  • Initiative – ability to self-manage and be productive without waiting for the next delegated task.
  • Learning – ability to learn more about our industry, competitors, and business process improvement.
  • Customer Experience – constant improvement to provide our clients with a higher standard of customer experience.

Working Conditions and/or Physical Demands:

  • In-person role at the Baltimore office, 8:00 a.m. – 5:00 p.m., but flexibility is required.
  • Prolonged periods sitting at a desk and working on a computer.
  • Some travel may be required.
  • Able to lift up to 15 lbs. as necessary.
  • Ability to climb ladders & steps to access rooftop job sites.
