ATI is seeking a Construction Project Manager -- The Project Manager (PM) is the individual charged with responsibility for the complete and satisfactory execution of the entire project. The PM is the liaison with all project client contacts and ensures scheduling and profit objectives are met by monitoring construction and financial activities through administrative coordination with site superintendent. The PM shall perform all functions and responsibilities in conjunction with the company’s values and beliefs and in alignment with company mission. Project Manager shall conform to applicable corporate policies and procedures, uphold ethical standards that exemplify corporate values.

Essential Functions and Responsibilities:

Pre-Construction Activities/ Constructability Analysis/ Bid Package Development

  • Activities assigned by Company Executive Management in support of competitive bid efforts or Request for Proposal Responses:
  • In conjunction with Chief Estimator verify Company’s legal status is consistent with bid requirements, including compliance with state, city licensing, registration, etc.
  • Determine if Owner's sequencing and scheduling of the bid period for the project is viable.
  • In conjunction with Company's Estimator, determine if drawings are complete and coordinated.
  • Determine if conflicts in documents exist and request clarification and /or correction from Owner/Client.
  • Determine if the construction duration identified in Owner's bid package is reasonable.
  • Write Project Execution Section of any RFP/Proposal Responses.
  • Develop the projects SOW into subcontractor and supplier bid packages, establish bidding schedules, in support of Chief Estimator’s efforts. Confirm that bid packages incorporate all state licensing notice and other requirements.
  • Determine bidding subcontractors’ pre-qualification minimum standards and confirm bonding policy with Company Executives.
  • Prequalify trades and forecast labor requirements.
  • Prepare instructions to bidders/advertise for bids

Project Execution

  • Identify Owner expectations and project goals
  • Assume overall responsibility for Company’s project performance
  • Act as the primary Company interface with client's Project Management Representative.
  • Prepare Agendas, Conduct Pre-Construction Conference and Weekly Project Meetings, Draft and Distribute Minutes.
  • Write and distribute detailed work plans, including roles and responsibilities of all Company personnel assigned to the project.
  • Develop environmental strategy / Project Plan for any LEED Requirements
  • Coordinate deliveries of owner equipment, including incorporation of requirements in applicable Subcontracts
  • Review and confirm Project Estimate at the time of Award and prior to field mobilization
  • Monitor and update the Initial Project Estimate/Budget throughout the buyout of the Project.
  • Forecast Company’s schedule of values for monthly pay applications. Ensure that project invoices are submitted and payments are received timely.
  • Identify Changes to Company's scope of services under its Prime Contracts and MSA's, initiate Change Order Requests to Clients/Owners secure Owner Change Order pricing promptly from Company's Estimator and diligently track and pursue Change Orders with Owner to conclusion/incorporation into prime contract.
  • Monitor and coordinate trade Subcontract administrative requirements and submittals.
  • Ensure that all subcontractor vendor pay applications are consistent with subcontract and purchase order amounts.
  • Review of subcontractor Pay Applications for consistency with the construction schedule ensuring value of work billed is appropriate.
  • Write accurate scopes for Proposed and Issued Subcontractor Change Orders/ Notices. Verify and confirm Subcontractor pricing is fair, reasonable and provided in sufficient detail to verify cost and scope.
  • Review and validate that any Subcontractor initiated changes involve a valid and defined change in the contract documents.
  • Review all vendor and subcontractor submittals for conformance with contract documents.
  • Oversee Site Superintendent’s activities including verification that field installations for conformance with contract documents and approved submittals.

Project Closeout

  • Responsible for the expedited closeout of all project activities and submission of all requirements identified in the Prime Contract.
  • Publish punch list to all impacted trade subcontractors, vendors, suppliers and state in writing the due date for completion.
  • Verify that all closeout requirements are met prior to final payment of subcontractors and suppliers.

Requirements & Skills

  • 4-year college degree preferred but not required. Desirable study concentration in electrical engineering, mechanical engineering or construction management
  • 8 plus years of successful experience as a Commercial Construction Project Manager
  • Experienced in bidding, scheduling, procurement, quality control, and execution of all phases of commercial construction.
  • Experience with Procore, Bluebeam, P6, CMiC and similar construction software
  • Familiarity with construction best practices, general building codes, and various building types
  • Experience with ground-up and tenant finish construction of commercial facilities
  • Excellent verbal and written communication
  • Drug and background screening will be required
