SVP of Construction & Development Position Summary:


This role is responsible for managing design, construction, and project management activities from pre-development through transition to operations for the Asset Management team. This includes cost management, overall schedule management, and risk management and leading our development team on project design. The projects we are currently working on are in Colorado, but we have done projects across the US. This position will be responsible for managing the successful execution of development projects related to entitlement, design, and construction. This position will perform a wide variety of tasks relating to managing the design and construction of development projects through a 3rd party General Contractor including assisting with entitlements, franchisors, obtaining building permits, overseeing the contractor and construction activities through certificate of occupancy, leading the development team to ensure a complete and comprehensive design that meets all project requirements, managing the overall closeout process including punch lists, final payments, final unconditional lien waivers as well as initial estimating/budgeting for prospective development projects.


Significant time will be spent in communication and collaboration with the Asset Management team. To be successful in this role you will need to lead the development team with early construction proforma underwriting efforts, design, estimating/budgeting and schedule analysis.


Key Responsibilities:

  • Lead the development team creating a project team that will be responsible for designing and constructing Commercial Developments
  • Support the development team by obtaining and analyzing preliminary construction pricing and design, city fee cost estimates, and putting together preliminary project schedules
  • Support the development team in preliminary construction cost underwriting activities and proforma development
  • Establish a project delivery method that best fits the needs of each individual project
  • Develop a scope of services for each project consultant hired directly by ownership as required by the development team
  • In conjunction with the development team, manage the qualification, solicitation, RFP creation, and selection process for any project design team, any 3rd party direct hire consultants, and general contractors
  • Lead and manage the contracting process for the general contractor to ensure appropriate parties are involved during the review and negotiation process including legal counsel and the appropriate development team members
  • Create and maintain a comprehensive project budget incorporating all project hard and soft costs related to the project construction
  • Develop and maintain comprehensive project development schedules that cover all of the major components of the project including, design, entitlement, construction, and pre-opening activities
  • Evaluate plans during each stage of the design process to confirm whether the programmatic requirements are incorporated into the plans
  • Regularly monitor progress of the design and track progress relative to the project schedule
  • Proactively work with the development team when project issues arise that could impact the schedule or budget
  • Direct and manage the entitlement and permitting for the project
  • Work with the design team to put together design presentations for SBDC during the multiple phases of design
  • Coordinate with team members and work with the local, State or Federal Jurisdictions to achieve all the required entitlements and permits
  • Lead and manage all design and construction related paperwork including applications for payment, change order requests, and proposal requests, and attend all project meetings as required during the course of the project
  • Review invoices for progress payments for all design and construction services; upon review of all invoices, the SVP of Construction & Development will monitor progress through the accounting system with support from the accounting department
  • Conduct quality control job walks as the project progresses and accompany the architect on all final job walks including substantial completion and final completion
  • Attend all required meetings to support the project and actively monitor the budget and schedule, and general quality of the work completed by the general contractor
  • In addition to the tasks above, the SVP of Construction and Development will oversee, direct, and manage 3rd party local project management firms hired for projects out of state


Knowledge, Skills and Abilities:

  • Bachelor’s Degree
  • Hospitality and Commercial Real Estate project experience preferred
  • Construction management and/or general contracting experience preferred
  • A minimum of 10+ years of experience of progressively responsible project management experience
  • Must have demonstrated ability to manage multiple, large, complex new construction projects > $50 M
  • Must have demonstrated knowledge of construction and design and an established network of consultants and service providers
  • Some travel may be required
