An Assistant General Manager is needed to play a key role in the management of Southlands Shopping Center in Aurora, Colorado. The position will assist the General Manager with the oversight of property operations, contractors and tenants. The Assistant General Manager will report to the General Manager and will carry out his or her responsibilities in a manner that is consistent with ownership’s vision for Southlands.


MUST HAVE COMMERCIAL REAL ESTATE EXPERIENCE.


Essential Functions/Major Responsibilities:

  • Provide proactive tenant relations, tenant communications, and assistance in tenant negotiations (where applicable)
  • Assist with the preparation of monthly reports, annual budget, forecasts and additional financial reporting on a timely basis.
  • Accountability for income and expense control in relation to approved annual

  • Administration of tenant leases, including providing all services, collecting all monies due, monitoring rentals, escalations, billable items, etc.
  • Assist with the coordination and oversight of tenant improvement projects and property capital projects
  • Code and process property invoices in AVID Program
  • Negotiation and selection of contractors, vendors and services necessary to the operation of the property as well as monitoring contractor performance to ensure that all standards are being met.
  • Development, preparation and distribution of tenant manuals, emergency procedures, and other necessary formalized tenant
  • Conduct regular property inspections, identifying and correcting deficiencies in the areas of cleaning, building maintenance, landscaping and
  • Implement security procedures necessary for the protection and well-being of building tenants and property Ensure that provisions are made for after-hours response to emergency conditions including security, fire, mechanical damage, and tenant
  • Interact with Leasing Agents in marketing and presenting space, ensuring that pertinent information is readily available, space is clean, in good repair and
  • Participate in the proactive renewal of existing tenants.
  • Prepare Lease Abstracts for all new tenants and make changes to existing as required. Administer Tenant leases and assist with tenant billing
  • Provide a high-quality level of customer service to all customers – tenants, shopping center guests and investors.
  • Collect, compile, and enter monthly sales figures from Tenants
  • Obtain and track Vendor and Tenant insurance certificates, OFAC Forms and W9 forms (for new vendors), including contacting agents and preparing letters to vendors.
  • Assist General Manager with the oversight of property contracted services including the development and drafting of property service agreements and property bidding process, where appropriate
  • Assist in the management of center personnel
  • Other related duties and assignments as required by the General Manager and Corporate Staff


Specific Job Skills:

  • Strong knowledge of property management and tenant/landlord practices, laws, rules and regulations.
  • Good command of commercial management and leasing practices.
  • Possess strong verbal, written and interpersonal communication skills, as well as good computer skills. Experience with property management software (MRI, Avid) helpful.
  • Understanding of municipal Metro Districts is preferred.

  • Bachelor’s Degree in business, real estate development or related field preferred with sufficient experience to provide strong leadership in property management practices and techniques.
  • A minimum of 3 - 5 years equivalent level experience in retail real estate property management. RETAIL PROPERTY MANAGEMENT EXPERIENCE IS REQUIRED.
  • Strong financial background
  • Proficient in Microsoft Excel, Word, and Outlook
  • MRI and AVID software knowledge/experience a major PLUS
  • Knowledge and understanding of construction and tenant improvement process including bidding, budgeting and implementation and the ability to analyze bids helpful.
  • Excellent verbal and written communication skills
  • Detail-oriented with strong organizational skills and ability to multi-task
  • Working knowledge of various building systems including electrical/mechanical, fire/life safety, HVAC, roofing, and parking lot preferred.
