Representative, Associate Leasing

Leasing AssociateThe primary focus will be assisting the DVP and VPs by focusing on and managing the day-to-day Leasing functions of their respective staffs to ensure maximum production and achieve desired Ebitda objectives for the respective properties. The performance of these duties will effectively prepare the Associate for a Leasing position.The Leasing Associate will be expected to assist the DVP/VP in training, mentoring and providing direction to staff. The Leasing Associate will provide support to the DVP to hold staff accountable, insure Salesforce, SSLE and other systems are properly recorded for all key fields, provide leadership, consistency and foster teamwork among assigned leasing staff, as well as assist in the negotiation of small packages.Principal Responsibilities:Regional/Divisional Expert in the Sales pipeline objectives, systems & process. Works with the Change Management team to address specific items within the responsibility area.Assist the DVP in the setting of goals for each center (Ebitda, etc.) and the ongoing management and reporting of status on the applicable goals.Assist the DVP in insuring that Lease actions are addressed on the assigned DVP accounts (Account Manager Accts) and maintain a list of issues assigned to DVP as well as status. On a monthly basis, issue a status report on Accounts assigned to the DVP.Negotiate deals (all document types) with Tenants as directed by the DVP in order to facilitate an understanding of the Company's business strategy and develop applicable negotiation skills.Prepare the DVP for Portfolio Reviews, ICSC Meetings and other tenant meetings highlighting divisional risk and strengths to assist in determining divisional strategy.Prepare DVP for Business Unit and Budget meetings by ensuring the applicable regions are all organized in a consistent manner and addressing key points as well as understanding all reports generated.Assist the VP by preparing Mini Regional package financial analysis and worksheets, deal committee spreadsheets and input the SSLEs.Review information transmitted from the Workout group and Account group to ensure timely responses are communicated in an organized manner.Identify Lease actions that need to be addressed in the Division (high Ebitda impact) and assist the DVP in putting a strategy in place.Collect and report on proposed and/or replacement tenants as directed by the DVP.To gain a complete understanding of the systems and tools at your disposal, so as to facilitate divisional proficiency and serve as Division trainer.Ensures high dollar AR & Co-Tenancy issues are being addressed within the division.Review documents stopped by the DVP, RVP or committee to ensure action is taken in a timely manner to resolve.Performs miscellaneous analytical analysis as required by DVP such as Calculation of Payback when TA is involved, Pro forma tracking for PAF projects, rent relief analysis, etc.Ensures the regions are preparing reports in a consistent manner to allow rollups at Region, Division and Tenant as needed.Participate in Portfolio Review Meetings by taking notes as assigned and will also draft the notes in a manner that effectively communicates the results of the Portfolio Review. . Watches Leasing personnel to gain perspective on style, what works, what doesn't, etc.Minimum Qualifications:MBA Preferred, Bachelor's degree requiredHigh energy levelIn-depth knowledge of merchandisingIn-depth knowledge of deal structures and lease terminologyExcellent negotiation and closing skillsExcellent interpersonal skillsExcellent oral and written communication skillsShould be self-motivated, self-directed and exercise independent judgmentExcellent Excel skillsFrequent travel required
