Role:

Key Responsibilities:

  • Develop comprehensive pro-forma cash flow analyses, discounted cash flow (DCF) models, and acquisition strategies.
  • Conduct thorough market research and analyze data such as market occupancy, rental rates, demographics, competitive landscape, and economic indicators.
  • Manage all aspects of due diligence, including the creation of business plans, market area analysis, tenant credit evaluations, and review of third-party reports.
  • Review, interpret, and summarize real estate leases, coordinating with multiple departments throughout the acquisition process.
  • Assess underperforming properties and develop projections for various strategic alternatives.
  • Collaborate with general partners, property managers, corporate finance teams, lenders, investment brokers, accountants, tax professionals, and legal advisors.
  • Prepare acquisition and strategic analysis reports that reflect current market trends and ongoing acquisition activities.
  • Maintain detailed records for each property, including information on buildings, utilities, contractors, contracts, emergency procedures, property insurance, and other operational necessities.
  • Produce monthly reports for each assigned property.
  • Prepare and monitor annual budgets, leasing assumptions, and quarterly reports to ensure financial targets are met.


Candidate Requirements:

  • 4-8+ years of experience, ideally with an investment sales team, REIT, real estate fund, or investment bank.
  • Advanced analytical skills in real estate valuation and assessment of potential acquisition targets.
  • Proficient in real estate cash flow modeling using Excel and Argus.
  • Strong communication skills for effective collaboration with the acquisition team, external consultants, and investment sales professionals.
  • Expertise in gathering, analyzing, and synthesizing market research.
  • Proficiency in reviewing leases, historical income and expense evaluations, and other due diligence materials.
  • Ability to prioritize tasks and work independently.
  • Detail-oriented with excellent organizational abilities.
  • Bachelor’s degree from an accredited university
