As an Assistant Property Manager, you will play a key role in supporting our property management department, ensuring our properties are successful investments through excellent management. We are looking for a self-reliant, analytical thinker who doesn't stop working until the job is complete. This position requires a person with decision-making skills and an initiative to work independently in a detail-oriented environment. Attention to detail and accuracy is critical, as you will be managing many moving parts in a time sensitive context.

Key Responsibilities:
Tenant Maintenance Request
- Promptly respond to tenant emails or calls
- Thoroughly track and document progress in ASANA
- Review leases to determine Landlord/Tenant Responsibility
- Commission work with vendors and manage progress until completion
- Communicate updates to tenants
Vendor Partnerships
- Cultivate trusting relationships with vendors
- Holding vendors accountable to timelines
- Negotiating quotes with vendors
- Persistence in following up with contractors until completion
Assist in Financial Oversight
- Managing weekly rental payments by updating the Rent Tracker and Rent Roll
- Assist in coding and reviewing invoices for vendor payments
- Clarify lease terms and refine spreadsheets for budgets and CAM reconciliations
- Create and send annual CAM estimate and reconciliation letters to tenants
- Prepare investor reports by creating power points and batching financials for leadership review
Tenant & Property Onboarding
- Add New Tenants from new leases or acquisitions to CRM Tools
- Gather quotes for Landlord work for new leases or early wins at recently acquired centers
- Sending out tenant communication such as welcome and rent commencement letters
Property Performance and Conditions
- Conduct monthly inspections for local properties
- Monitoring remote inspections and notifying PMs of needed repairs
- Update Slack with new pictures, required work, or bids received
Assist in Renewals
- Craft proposal emails to send to the owners
- Draft amendments and send via Docusign
- Complete lease change forms and renew tenants in MRI
