PURCHASING MANAGER

Ascot is seeking a Purchasing Manager responsible for reliable supply of quality materials and sub-contractors at competitive costs that will deliver on schedule.

The ideal candidate must be knowledgeable, skillful, experienced, resourceful, set high standards and fosters a constructive/cooperative relationships while enforcing strict controls.


RESPONSIBILITIES

Reliable Supply of Materials and Sub-Contractors:

  • Timely supply of materials and sub-contractors that reliably meet our standards and building codes, in quantities and at costs that match or are better than our identified competitors and meet the company’s goals.
  • Procures and maintains a network of reliable, cost competitive suppliers and sub-contractors.
  • Provides direction and is a valuable team member creating value engineering.
  • Fosters constructive relationships within the company and with the supply/production chain.
  • Responsible for General Trade Agreements and purchasing documentation.


REQUIRED KNOWLEDGE, SKILL SET AND EXPERIENCE:

Estimating: Has the knowledge to estimate materials and labor need for the construction of single family, multifamily and light commercial projects.

Articulate: Can understand others and clearly and convincingly convey his/her own positions, verbally and in writing.

Mathematical/Analytical Skills: Understands and calculates numbers quickly and accurately. Acts with initiative to create computer based numerical performance and control models, matches performance against them, identifies variances and resolves them. Performs base cost and option price analysis. Manages sub-contractors/suppliers don’t meet company standards.

Problem Solver: Supply can be challenging. Must have the ability to identify emerging problems and resolve before they interfere with production.

Control: Must follow-up on effectiveness, response times, services, performance, and workload to hire/retain the best subcontractors/suppliers. Reviews plans, scopes-of-work, and specifications for accuracy. Ensures proper procedure, controls and paperwork are implemented. Matches PO’s with invoices to ensure they are unduplicated and work has been satisfactorily completed. Follows guidelines for on-boarding partners. Reviews PO pre-releases to ensure accuracy prior to job-start.

Shows initiative, is Proactive: Takes the search for, and negotiating lead for all labor and materials procurement. Bids new plans, new options and plan changes, reviews bids for accuracy and entry to company systems. Resolve issues that may arise. Recruits and maintains sub-contractor needed to construct planned homes in the timeframes allocated. Bids and monitors all costs associated with the construction to ensure the company is receiving the best market price for labor and materials. Works with office design team where design issues or selections interfere with cost targets.


Education and/or Experience: Bachelor's degree (B. A.) from four-year college or university; five or more years related experience in residential/commercial construction; or equivalent combination of education and experience.


Physical Demands: Job requires desk bound administrative tasks, field inspections and some driving in-state travel to meet with suppliers and sub-contractors as needed.


Job Type: Full-time
