Responsibilities


  • Leadership & Communication: Direct field supervision, subcontractors, and vendors to meet project schedules. Collaborate with the Superintendent to achieve project goals. Represent the company with stakeholders including owners, architects, and government authorities. Manage financial aspects including contracts and purchase orders. Build effective relationships with clients and team members. Oversee multiple projects based on complexity and type.
  • Preconstruction: Collaborate on proposals and presentations. Conduct constructability reviews and coordinate with the Superintendent. Review and adjust subcontractor bidders list and address any client RFP requirements.
  • Project Start-Up: Obtain permits, review project drawings and specifications, and ensure contractual conditions are in subcontract documents. Prepare and review the budget with the Superintendent. Develop contract schedules and track requirements. Set up RFI, COR, and submittal processes. Coordinate field mobilization and utility requirements. Prepare and chair Subcontractor kick-off meetings. Procure critical subcontractors promptly.
  • Ongoing Projects: Attend and manage project and subcontractor meetings, and distribute minutes. Maintain project logs and conduct weekly team meetings. Monitor subcontracts, insurance, and bonds. Process PCOs and update cost forecasts. Update the project schedule monthly and review jobsite quality weekly. Assist in resolving critical issues.
  • Project Closeout: Complete the closeout checklist, manage punch list issuance and completion, and prepare final billings. Identify project completion date, obtain necessary certifications, and finalize change orders. Assemble closeout documentation for the owner.
  • Relationship Management: Maintain communication with owners, architects, and subcontractors. Foster a collaborative environment and build positive relationships for future opportunities.
  • Financial Management: Approve invoices, manage requisitions, and ensure timely payments. Maintain cash flow and address financial issues proactively.
