Position Summary & Responsibilities

Position Summary: Inspects, troubleshoots, repairs, operates, services and modifies all types of facility equipment, i.e. abrasive blast systems, as well as components, i.e. compressors, electric motors, pumps, valves and other mechanical parts. This is done in order to ensure large equipment and systems are kept at optimum operational capacity, that malfunctions are identified and repaired with minimal down time, and that maintenance is completed with minimum disruption to production and work schedules. This is done by removing, disassembling, cleaning, lubricating, repairing, reassembling and reinstalling components and component parts such as pumps, motors, controllers, compressors, burners, condensers, ruptured disks, valves, backflow preventer, safety and automatic valves, pistons and bearings. This requires solid knowledge and skill in independently troubleshooting, aligning, adjusting, servicing and repairing large industrial equipment and systems; knowledge of equipment and tools of this trade; the ability to effectively respond to emergency maintenance and repair problems at all times and change priorities as needed; the ability to determine the most time and cost effective procedures, parts and tools to detect problems and complete repairs and possess a State of Kansas Backflow and Cross Connection certification.

Identifies and recognizes the problems affecting equipment, and makes repairs to systems that provide for cooling, heating, filtering, or circulation of air for facilities and equipment. Performs the full range of work involved with troubleshooting and repair, overhaul, maintenance, and servicing of industrial air conditioning units, heat pumps, gas fire boilers, split ventilation systems and air drying systems. Diagnoses and locates malfunctions, disassembles, repairs, replaces, or adjusts thermostats, pressure stats, humidistat, relays, switches, electronic controls and other devices. Bleeds systems and replaces refrigerants and tests for leaks and excessive load conditions. Observes and tests the operation of heating and cooling systems in order to locate malfunctions in the automatic controls, converters, piping, pumps and related components. Inspects, adjusts and, as necessary, replaces or repairs thermostats, governors, switches, cut off apparatus, burners, fuel feed flame guard controls, ball bearing, drive gears, gaskets, damaged parts, and electronic and other safety devices. This requires certification as a ‘Technician Type Universal’, knowledge of methods, practices and tools used in the operation and maintenance of ventilation and air conditioning systems, electronic/pneumatic controls, etc. Posses CFC/HCFC Refrigerant Processing Certificate.

Tests, inspects and maintains installed electrical, mechanical and plumbing systems for proper operation and compliance with applicable technical orders, manufacturers handbook and local procedures, and safety and environmental regulations. This is done by possessing a working knowledge of a variety of electrical, mechanical and plumbing building systems, methods and tools; skill in repairing piping and pipe fittings, removing sludge, scale and other harmful residue; and the ability to read and understand schematics, technical materials and environmental regulations.

Performs preventative maintenance tasks in accordance with applicable technical data and local procedures in order to maintain optimal life expectancy of all equipment, systems and individual components. This involves lubricating and repacking valves, lubricating pumps, replacing gaskets and seals, correcting pumping equipment misalignments, cleaning or replacing strainers and filters, servicing water/oil separators and other Real Property Installed Equipment (RPIE), bench checking repairable components and sub-assemblies, testing and calibrating repaired items to ensure adequacy and reliability of repair actions; aligning pulleys, and adjusting drive belts on belt driven equipment. This requires using the following test equipment, standards, and other equipment required by applicable technical data, hand and power tools such as jackhammers, torque wrenches, meters, gear pullers, bench grinders, and hydraulic presses; pipe-threading machines; cutting and welding torches, welding outfits; wrenches; micrometers; caliper; power drills; vacuum pumps; multi-meters, manifold gauges, leak detectors, portable trash pumps; powered and non-powered saws; drills; taps and punches with drills; drill presses and hand punches.

Inspects, maintains, repairs, and installs structural and mechanical components of roll-up doors and overhead hoists to include rollers, guides, pulleys, stops, cables, clamps, limit switches, etc. Install, repairs, replaces, and adjusts building hardware. Requires ability to identify mechanical or parts defects and successfully make cost effective repairs.
Provides leadership on lawn mower repair and maintenance as requested by technicians for central and armories.

Operates Federal Government vehicles to transport materials, personnel and tools to work site. Requires ability to follow speed limits and successfully operate a variety of motor vehicles, possession of a valid driver’s license and obtaining/maintaining a military driver’s license.

Determines dimension, size, quantity, quality/grade, part/model number, cost, source of supply, and availability of parts/materials required. Maintains all tools of the trade both hand and power. Repairing and replacing tools in appropriate storage area when not in use. Upon approval, arranges for appropriate skill craft person to make major repairs as needed. This requires good judgment in determining cost effective methods, supplies, parts and any additional trades personnel required for each job order; the ability to secure, account and maintain a variety of tools and equipment; and the ability to maintain good working relationships with others.

Qualifications:

Education : Requires a high school diploma or equivalent and two (2) years training and/or experience in building/industrial maintenance and repair including 1 year in building systems including electrical, electronic, plumbing, power plant operation, boiler operation, HVAC, and electronic/pneumatic control repair.

Minimum Qualifications: Physical ability to lift and move objects weighing up to 100 pounds, ability to work in high areas, and normal color vision is required.

Incumbent will be subject to occasional recall for emergency work and overnight travel.

Skill in use of tools and in the operation of equipment commonly used in maintenance and repair of building systems. Knowledge of work hazards and necessary safety precautions, processes and tools used to operate and maintain boilers, turbines, coils, air handlers, generators and other mechanical and electrical equipment.

Ability to interpret equipment technical manuals and building blue prints.

Post-Offer, Pre-employment Requirements : Must have a valid Driver's License and the ability to qualify for a military drivers license.

Ability to obtain and maintain a Department of Defense Security Clearance as a Condition of Employment.
