Position Summary

Under the general supervision of the Assistant Director of Operations & Maintenance, this position plans, organizes and supervises the HVAC team to ensure proper, safe, and reliable work operations within established budgetary and appropriate time schedules.

Essential Functions

In addition to following the University of Denver's policies and procedures, principal responsibilities include, but are not limited to:
  • Plans, organizes, and supervises the shop's work through developing schedules, work assignments, inspections, ordering equipment and supplies, and providing emergency response. Manages a staff of workers, including evaluating, counseling, taking disciplinary actions, and making recommendations on hiring or dismissals.
  • Maintains records as required to provide adequate information on systems, purchase orders, and bids, oversee the timely completion of work orders and reports, and offer other reports and analyses as requested.
  • Implements preventive maintenance programs that achieve the objectives of decreasing reactive maintenance and cost.
  • Develops, implements, and ensures employee compliance with operating and safety procedures and trains employees in proper work and safety techniques.
  • Exercises fiscal responsibility by ensuring that equipment and supplies are inventoried and safeguarded, that materials and labor for the work performed are used effectively, and that shop expenses do not exceed budgetary resources.
  • Designs new and significant repair specifications, review new construction project plans, makes recommendations to improve maintainability, estimates costs, and obtains permits, where applicable.
  • Performs work at the highest level in his or her area of expertise.
Knowledge, Skills, and Abilities
  • Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.
  • Ability to write routine reports and correspondence. Ability to speak effectively before groups of employees or customers for the organization.
  • Ability to read and interpret documents such as weights, measures, discounts, interest, proportions, and percentages. Ability to apply concepts of primary and intermediate algebra.
  • Ability to solve practical problems and deal with various concerns and variables in situations where only limited standardization exists. Ability to interpret multiple instructions in writing, oral, diagram, or schedule form. Ability to quickly assess various data in emergencies to develop effective solutions.
  • Knowledge of the following: methods, materials, tools, equipment, codes (e.g., OSHA, ADA, EPA, Building) and regulations of the HVAC trade; occupational hazards, safety regulations, and safety precautions of the trade; construction and operational principles of HVAC systems; some engineering concepts; principles and codes of supervision; ability to apply University and Department policies and procedures consistently and fairly.
  • Ability to do the following: plan, assign and supervise the work of others effectively; operate a variety of equipment required for the performance of duties; read, interpret and work from service manuals, blueprints, sketches, diagrams, and technical systems; maintain a variety of records, prepare reports and order supplies using computerized and manual systems; prepare estimates of time and material required for work projects; establish and maintain effective working relationships with a variety of professional, nonprofessional and skill trades personnel; respond to emergencies and work a flexible schedule when workload requires; perform on a computerized work order system to distribute work and prepare summary reports of shop activities.
  • Knowledge of IT Network infrastructure.
  • Knowledgeable working with Microsoft Office programs such as Word, Excel, and Outlook.
Required Qualifications
  • High School Diploma or G.E.D
  • Five years of experience in the HVAC trade and at least three years of Foreman/Lead/Supervisor experience
  • Journeyman certificates in Heating, Ventilating, and/or Refrigeration, and/or Steam and Hot Water.
  • Must have EPA Universal Refrigeration Certificate
  • Successful candidates for this position will require a post-offer, pre-employment health screening.
  • Must possess a valid Colorado Driver's License and be insurable under University guidelines.
  • Must pass a Pre-Placement Physical Exam
Preferred Qualifications
  • Class A certificate in Heating and Ventilation, and/or Refrigeration, and/or Steam and Hot Water, and/or Stationary Engineer, and/or Boiler Operator.
  • Familiarity with specific software packages such as Johnson Controls (Metasys), Trane (Tracer Summit), and Long (Niagara), Kronos Timekeeping, ArcGIS Explorer Mapping for campus utilities, EnergyCap -energy management software, and Performance management system
Working Environment
While performing the duties of this job, the employee regularly works near moving mechanical parts, in high, precarious places, and in outside weather conditions and is regularly exposed to wet and/or humid conditions, extreme heat, risk of electrical shock, chemical exposure, confined spaces, and vibration. The noise level in the work environment is usually moderate. Unexpected interruptions often occur, and stress level is moderate to high.
Physical Activities
While performing the duties of this job, the employee is regularly required to stand, walk, sit, use hand to finger, handle or feel objects; reach with hands and arms; climb and balance; stoop, kneel, crouch, or crawl. The employee is required to lift 100 lbs. The employee is regularly required to talk and hear. Specific vision abilities required by the job include close vision, distance vision, peripheral vision, depth perception, and the ability to adjust focus.
Work Schedule

The University's administrative offices are open Monday - Friday, 8:00 a.m. - 4:30 p.m. Work schedule may vary.

The salary grade for the position is 13.

Hourly Range:

The hourly range for the position is $40.00 - $50.00.
