JOB SUMMARY

This job is responsible for the routine and operational planning, design, and implementation of property management operations, small to complex facilities renovations and repairs, small-scale office moves and relocations.

ESSENTIAL RESPONSIBILITIES:

  • Respond to building emergencies, necessitating prompt decision making and actions, enforce all provisions of the lease relating to Landlord responsibilities and ensure all coordination with the building(s) manager(s) and maintenance staff for HVAC and MEP systems that directly affect the assigned building.
  • Coordinate work order request forms and problem resolutions inside the assigned building(s). Measure the performance of building maintenance related to system that have a direct impact on the assigned building(s) so employees have a suitable workplace environment. When required report any deficiencies and LL issues with the Facilities Department.
  • Arrange all office repairs as required with the vendor and report any deficiencies in the assigned building(s).
  • Coordinate large moves with the Workplace Design Department.
  • Assist in the preparation of any furniture, maintenance, and repair budgets each year with management. Monitor all the contractor progress, window cleaning, office cleaning, carpet cleaning and any janitorial work and activities in the assigned building(s).
  • Communicate effectively will all levels of management, internal customers and external consultants, contractors, and vendors.

EXPERIENCE

Required

  • 3 - 5 years of relevant, progressive experience in the area of specialization. Exempted experience requirements effective August 2016.
  • Experience in commercial building construction, project management, property management, construction management, building systems, engineering, facilities management, or architectural design

Preferred

  • Computer Aided Drafting (CAD) experience
  • Knowledge of applicable federal, state, and local fire and safety codes and BOCA, ADA, and OSHA regulations.
  • Knowledge of corporate workflow and procedural operations, departmental adjacency relationships, manual and automated systems, and telecommunications systems.
  • Excellent oral and written communication skills.

Unusual Working Conditions

This position must be available to work irregular work hours, holidays and/or weekends.

This position is subject to 24x7 emergency calls for facility and property management issues at all facilities. The incumbent must be available to travel on day or overnight trips on short notice.

Physical Demands

The work environment may include working indoors and outdoors, exposure to extreme hot and cold temperatures and high noise levels, working in confined spaces and at extreme heights.

This position may require physical labor, including standing and walking for long periods of time, climbing ladders and stairs and lifting at least 40 pounds.
