Are you a detail-oriented leader with a passion for preconstruction management? CCS Building Group is seeking an experienced Preconstruction Manager to oversee and manage all preconstruction activities for projects ranging from $2M to $60M. In this pivotal role, you'll collaborate with architects, subcontractors, suppliers, and clients to deliver exceptional results, build lasting relationships, and contribute to our company's continued growth and success.
WHAT YOU’LL DO
- Budget & Estimate: Develop preliminary budgets using industry experience, historical data, and collaboration with subcontractors and vendors. Prepare detailed take-offs, accurate estimates, and general conditions estimates in partnership with the Project Manager.
- Plan & Schedule: Create construction schedules, determine staffing requirements, and plan logistics with the Project Manager. Lead the RFP process, procurement, and design consultants for design/build projects.
- Negotiate & Finalize: Prepare, negotiate, and finalize pre-construction agreements, including schedules, scope of work, and other agreement exhibits. Assist the Project Manager in project buy-out and evaluate subcontractor proposals.
- Collaborate & Present: Work closely with the Business Development Director to maintain and strengthen relationships with clients, design teams, subcontractors, and vendors. Prepare and present project proposals and support business development efforts.
- Review & Communicate: Analyze drawings, specifications, and other construction documents to identify potential risks and ensure completeness of information. Communicate findings to project teams and stakeholders to address construction challenges.
- Lead & Develop: Manage and develop the estimating staff, ensuring that the team is well-equipped to meet project goals. Maintain current estimating records and historical data to support ongoing project success.
WHAT YOU BRING
- Experience & Education: A Bachelor's degree in construction management, engineering, or a related field, with 8+ years of pre-construction management or estimating experience.
- Skills & Proficiency: Excellent time management, organizational skills, and multitasking ability. Strong communication skills are essential, along with proficiency in Bluebeam, Excel, Microsoft Office, and job costing software (experience with Viewpoint Vista and Planswift is a plus).
