Oaks Properties has an immediate opening for an experienced Multi-Site Supervisor in the Dallas area. The purpose of this position is to provide leadership and management for the Texas maintenance teams. The Supervisor is charged with the day-to-day implementation of policies, procedures, programs, and workplace services delivery that provides a well-managed and well-maintained property. An emphasis of this role is placed on a positive response to the residents and associates. This position coordinates the activities, financials, vendors, and manpower required for current and future needs of the buildings and operations.

Responsibilities

  • Ensure the day-to-day operations of the properties, including custodial, life-safety, and general maintenance, are implemented and carried out in a manner consistent with Oaks Properties standards.
  • Manage all contracts to ensure they are reviewed on a regular basis and are bid as required; verify that invoices match contract pricing.
  • Ability to source materials and supplies as needed.
  • Coordinates compliance with local, state, and federal building codes and guidelines, MSDS, OSHA, EPA regulations, fire codes and other relevant rules and regulations.
  • Maintains files of warranties, records, licenses, inspections, service agreements, and contracts for various pieces of equipment.
  • Supervise all maintenance programs relating to the interior and exterior conditions and appearance of the properties.
  • Oversee the implementation of ongoing contract programs to regularly assess resident needs and to ensure issues are being resolved promptly.
  • Prepare, review, and give initial approval as needed on maintenance budgets, financial reports (monthly and quarterly), contracts, expenditures and purchase orders related to the Dallas Region.
  • Collaborate in the development of capital expenditures budgets for the Texas Apartment Communities. This includes contributions towards maintenance, facility improvement, and cost reduction initiatives.
  • Collect, analyze, and report statistical data as may be required to provide accurate and current assessment of buildings management.
  • Hire, train and motivate maintenance associates. Maintain positive staff relations.
  • Monitor and ensure that vendors comply with insurance requirements and coordinate all claims, as required.

Minimum Requirements/Qualifications

  • Associate’s degree or work equivalent required; bachelor’s degree preferred.
  • Desire to gain supervisory experience in the multifamily industry.
  • Certifications Required EPA Universal, CPO, and CAMT (a plus)
  • Knowledge of Property Management Software (RealPage a plus)
  • Proficient in understanding management agreements and contract language
  • Excellent computer and systems knowledge: Strong literacy in Microsoft Office Suite

Physical Requirements/Demands

Will be exposed to constant activity that requires intermittent standing, bending, crouching, twisting, pushing/pulling, lifting/moving/carrying (light and heavy loads, 0lbs – 50lbs+), climbing stairs and ladders and walking on rooftops. Requires manual dexterity sufficient to operate small power tools and other equipment. Must be able to use and wear the required safety equipment.
