Preconstruction Manager

I am currently working with a well established construction management firm with a strong presence throughout the mid-atlantic on high value Multi-Family and Commercial projects.

They are currently in the market for a Senior Preconstruction Manager to spearhead the entire preconstruction phase, from project initiation to contract finalization.

About the Role

Project Planning and Budgeting:

• Develops detailed project schedules and timelines.
• Creates accurate project budgets, including material, labor, and equipment costs.
• Analyzes project scope and identifies potential risks and challenges.

Bid Management:

• Prepares bid packages and solicits bids from subcontractors and suppliers.
• Evaluates bids and selects qualified subcontractors.
• Negotiates contracts and purchase orders.

Design Coordination:

• Collaborates with architects, engineers, and other design professionals to ensure design intent is met.
• Reviews design drawings and specifications for constructability and potential issues.
• Coordinates with subcontractors and suppliers to resolve design-related problems.

Value Engineering:

• Identifies cost-saving opportunities without compromising quality or safety.
• Explores alternative materials, methods, and systems.
• Works with the design team to optimize the project design.

Risk Management:

• Assesses potential risks and develops mitigation strategies.
• Implements quality control measures to minimize errors and defects.
• Develops contingency plans to address unforeseen circumstances.

Team Leadership:

• Leads and mentors the preconstruction team, including project managers, estimators, and engineers.
• Fosters collaboration and communication among team members.
• Provides guidance and support to ensure project goals are met.

Client Relations:

• Builds strong relationships with clients and stakeholders.
• Communicates effectively with clients, keeping them informed of project progress and potential issues.
• Addresses client concerns and resolves disputes.

Required Qualifications:

• Bachelor's degree in Construction Management, Engineering, or a related field, or equivalent industry experience.
• Minimum of 10 years of preconstruction management experience.
• Minimum of 10 years of leadership and/or management experience.
• Proficiency in Microsoft Office Suite, particularly Microsoft Project.
• Proficiency in estimating tools and software (BuildingConnected, Bluebeam, COMPASS, Procore, or similar).
• Demonstrated knowledge of construction, engineering, and architectural principles.
