Professional Search Group (PSG) is seeking an Executive Vice President of Acquisitions & Capital Markets to join a growing Real Estate Investment company located in Orange County. The Executive Vice President of Acquisitions & Capital Markets is responsible for real estate transactions including new acquisitions, disposition, capital raising, and financing. This individual will develop, grow, and sustain a diverse portfolio of commercial office real estate assets through acquisitions using their vast relationships with banking and investment communities, as well as financial partners and industry contacts. This position will also provide strategic operational and fiduciary leadership for all operating assets owned by the Company. This position will collaborate with the EVP of Development and other key stakeholders on the executive and senior leadership teams.


Job Responsibilities

  • Direct all aspects of acquisitions, including sourcing, underwriting, due diligence, sourcing debt and equity and dispositions.
  • Source and structure deals, identify debt and equity, and lead transactions. Establish relationships with investors to form joint ventures, funds, and property portfolios.
  • Responsible for the preparation of investment memorandum and providing the company’s executive management with recommendations on how to strategically enhance the property’s portfolio while mitigating risk.
  • Oversee market research and site sourcing for acquisition opportunities. Manage analysis, underwriting and make investment recommendations.
  • Manage all due diligence, feasibility, and acquisition processes. Lead the creation of financial models, feasibility studies, due diligence, market analysis and related underwriting for potential property acquisitions.
  • Structure, secure, and manage debt and equity relationships for new acquisitions. Negotiate all documents associated with the acquisition capital stack.
  • Oversee institutional investor and joint venture partner communications and reporting.
  • Oversee day-to-day management of Capital Markets including deliverable tracking, review, and guidance on ad hoc requests.
  • Create proposals, presentations, and financial reports for all real estate opportunities.
  • Evaluate and complete monthly deliverables and consult with investors regarding target yields.
  • Partner with internal teams for client and investor meetings.
  • Oversee and understand asset management of the Company’s portfolio of operating assets maximizing financial returns and capital management processes.
  • Lead annual budget process for all assets within the real estate portfolio.
  • Manage and report on capital improvement projects; update renovation tracking reports.
  • Maintain project cash flows, to provide project and investor-level reporting, with performance projections (including, but not limited to, joint venture waterfall performance metrics).


Other Functions

  • Creates competitive profiles for all sites to be acquired, including location specifics, property value, operating budgets, traffic activity, or sales forecasts.
  • Drive enhancements and improvements in processes, procedures, and use of systems to create operational efficiencies.
  • Involved in all aspects of the real estate transaction process.
  • Proxy for capital raising team at internal meetings and on conference calls.

Qualifications

  • Advanced financial modeling skills including extremely strong Microsoft Excel, Word, and PowerPoint skills.
  • Strong analytical skills, with extreme attention to detail, accuracy and accountability balanced with sound business judgment.
  • Proven experience in asset valuations, underwriting, and presenting to an investment committee.
  • Strong presentation skills including the development of PowerPoint presentations.
  • Excellent professional written/verbal communication and interpersonal skills.
  • Strong interpersonal skills and the ability to confidently handle a wide range of daily interactions.
  • Good negotiating skills and in-depth knowledge of purchase and sale agreements, commercial loan agreements, commercial leases, option agreements, and joint venture agreements.
  • Ability to interface effectively with all departments within the company.
  • Expert knowledge in property management, asset management, and familiar with generally accepted accounting principles (GAAP).


Education and/or Experience

  • Bachelors Degree in Business, Finance, Economics, or Accounting is preferred. MBA a plus.
  • 10+ years’ experience in commercial real estate, value-add acquisitions, asset management, investor relations and/or investment banking is preferred.
  • 5+ years’ experience managing a team.
  • Experience with negotiating all documents associated within the investment capital stack.
  • Experience working in a fast-paced, dynamic, and challenging environment that requires execution of recurring deliverables as well as projects and initiatives in support of a rapidly growing business.
  • Real estate investment company experience – public or private.

This position supervises the acquisitions and asset management team(s).


Language Skills

  • Ability to read, analyze, and interpret common technical journals, financial reports, and legal documents.
  • Ability to respond to common inquiries or complaints from customers, regulatory agencies, or members of the business community.
  • Ability to write speeches and articles for publication that conform to prescribed style and format.
  • Ability to effectively present information to top management, public groups, and/or boards of directors.


Mathematical Skills

  • Strong understanding of financial concepts, common in real estate investments, such as net present value (NPV), internal rate of return (IRR), equity multiple, and capitalization rate. Proficient with Excel, Argus and Microsoft Office software.
  • Ability to work with mathematical concepts such as probability and statistical inference, and discounts, interest, commissions, proportions, percentages, area, circumference, and volume.
  • Ability to apply concepts such as fractions, percentages, ratios, and proportions to practical situations.

  • Ability to define problems, collect data, establish facts, and draw valid conclusions.
  • Ability to interpret an extensive variety of technical instructions in mathematical or diagram form and deal with several abstract and concrete variables.
