Job Summary
The Commercial Real Estate Senior Analyst will be actively involved in the day-to-day due diligence process of institutional real estate across all primary property types, primarily held in the Delaware Statutory Trust (DST), Tenant-in-Common (TIC), and Direct Participation Programs (DPP) ownership structures. There will be opportunities to both execute and improve upon our current due diligence process, as well as mentor our team of Analysts.
Ideal candidates will come from a commercial real estate-related investment analysis, equity underwriting or debt underwriting background.
This position will also be responsible for producing daily/weekly/monthly/annual reporting in addition to ad-hoc report creation.

Job Responsibilities
- Review and analyze master lease agreements, acquisition terms, loan terms, insurance policies, ownership structure, and property sponsor costs/compensation.
- Perform market analysis including demographic trends, employment statistics, development pipeline, absorption rates, etc.
- Review financial projections and discuss assumptions with property sponsors, with the intent of assessing return of capital scenarios.
- With direction from the Due Diligence Manager, coordinate and mentor a team of associate-level Analysts.
- Utilize proprietary financial models to validate an investment thesis.
- Complete sensitivity analysis of projections and property exit scenarios to determine projected property level and investor returns.
- Evaluate appraisal and environmental reports to validate property valuations.
- Review third party reports prepared on investments and sponsors.
- Perform independent analysis of sponsors’ prior performance.
- Analyze current and historical investment performance on an on-going basis.
- Discuss findings with sponsors’ management as needed.
- Present due diligence findings to Due Diligence and Client Advisor teams.
- Assist with on-going and ad-hoc research and analysis projects.
- Maintain adherence to FINRA and SEC compliance requirements.
- Understand RETS client objectives and categorize approved properties based on objectives.
Qualifications and Skills
3 – 5 years of work experience in a related field.
High-level analytical and problem-solving skills to reflect senior level of responsibilities.
Demonstrated analytical skills (ability to calculate NOI, DSCR, LTV, LTC) and Commercial Real Estate underwriting-related experience, preferably in multiple property types (Multifamily, Senior Housing, Student Housing, Industrial, Hospitality, Self-Storage, Retail, Office, etc.).
Strong understanding of Leverage, Cap Rates, Breakpoint Analysis, ARR, IRR, AAR, Equity Multiples.
Expertise in Microsoft Excel and the ability to leverage it for in-depth analysis.
Strong computer skills in Microsoft Office: (SharePoint, Word, PowerPoint) and software in relation to real estate.
Strong organizational skills with the ability to multi-task and prioritize with competing demands.
Demonstrated ability to work independently and collaboratively.
Ability to adapt quickly in a dynamic, complex, fast-paced environment.
Demonstrated ability to handle multiple projects and assignments; able to meet changing priorities and meet deadlines.
Excellent written, verbal, presentation, and people skills.
Ability to retain sensitive and confidential information.
- Education: Bachelor’s degree. Major in real estate, finance, accounting, or business preferred.
- Upon hiring, candidates will be required to pass FINRA background check. FINRA is an independent, non-governmental regulator for securities firms.
Preferred
Experience with analytical tools such as CoStar, Green Street, RealPage Analytics, etc.
Experience with Salesforce CRM
Working understanding of FINRA and SEC rules, regulations, and industry practices pertaining to due diligence requirements, suitability requirements, documentation policies, and industry practices.
